Maintenance Supervisor

JOB DESCRIPTION

The Maintenance Superintendent must be a pro-active, highly motivated and self managing individual who is capable of managing multiple buildings projects at a time and who values working as part of a team. The Buildings Superintendent also must have technical and diagnostic skills in areas such as HVAC, electrical, and/or plumbing, and be capable of project management.

Our client is a small, privately-held owner/ operator with a portfolio consisting of several Class B commercial properties located in Boston’s Back Bay; one commercial /residential property located in Boston in Boston’s Back Bay; two residential properties located in Brookline, Massachusetts; one Class B commercial property located in Providence, Rhode Island; a historic Armory which presently contains multi-floor restaurant and function space located in Boston; and an office/retail complex both located in Boston’s Back Bay. The Maintenance Superintendent also may be asked to oversee or assist with maintenance and repair responsibilities of multiple personal, residential apartments/homes of the Chairman & CEO.

Responsibilities will include:

Primary responsibility for monitor contracted services such as fire alarm testing, pneumatic control systems, filter changing, Water & Sewer Commission testing of back flow preventers and cross connections, fire extinguishers (recharged or replaced), etc.

  • Meet weekly with Director of Property Management to review projects and building systems.
  • Complete building inspections and perform follow-up remedial work as necessary or contact with outside party for service.
  • Respond to work orders and tenant physical plant complaints, trouble shooting as needed.
  • Maintain courteous communication with tenants, contractors, work crews and representatives of other companies.
  • On call and available to respond to after-hours emergencies and resolve problems as quickly as possible, in house wherever possible.
  • Provide Director and Property/Building Manager(s) with various reports and documents.
  • Obtain cost for miscellaneous supplies; review with Property/Building Manager(s) and follow-up by ordering.
  • Provide recommendations to Director and Property/Building Manager(s) for annual budget.

Required skills:

  • Minimum of 8-10 years in building operations/project managment preferred
  • Experience in managing tradesmen and personnel
  • Experience with  a database management and operations; knowledge of pertinent computer applications.
  • Strong interpersonal skills.
  • Ability to delegate.
  • Ability to foresee properties and projects as a whole at all times.
