Senior Project Manager

JOB DESCRIPTION

General Purpose of Job/Summary:

Our client’s retail portfolio comprises 16.7 million square feet in 90 properties and it manages over 5 million square feet for others. The firm’s core assets are concentrated in the Washington, DC to Boston corridor and it has a presence in Puerto Rico and California.  Properties include enclosed regional malls, power centers, neighborhood centers and single-tenant buildings.  The company has multiple development and re-development projects underway at all times.  It also acquires and sells properties.

The successful candidate will possess a solid track record working on large scale retail projects with demonstrated success at building multi-disciplinary relationships with architecture, engineering, construction, program designers, building officials and consultants to implement successful real estate development projects that are delivered on budget and on schedule.

Essential Duties and Responsibilities:

  • Thoroughly review design documents to ensure scope of work meets all project requirements (including Tenant delivery requirements); work with Architect of Record and contractors to optimize design and value engineer projects
  • Oversee the bid process, clarify all contractor bids to verify scope of work is complete, negotiate and award construction contract
  • Administer construction contract, including project schedule and budget management
  • Manage entitlement/permitting process
  • Coordinate delivery conditions and dates with Tenants
  • Perform punch list inspections, and oversee project closeout process
  • Manage a team consisting of multiple outside contractors/consultants, and coordinate with internal departments (leasing, operations, etc.)

Education/Experience:

  • Degree in Construction Management, Engineering, Architecture or related field
  • Ten (10) to fifteen (15) years experience working as a construction manager/owner’s representative on retail construction projects
