Our client is a Boston-based real estate investment advising firm, which is growing quickly. Because of this rapid growth, the company is looking to fill a new position, Vice President of Finance. The position will report directly to the Chief Financial Officer and has a broad range of responsibilities. The position will also join the CFO in managing the portfolio accounting and analysis functions, which are headed by existing managers.
Responsibilities:
- Financial Reporting
- Further develop, review and issue the monthly flash report prepared by the portfolio accounting group.
- Lead the review and issuance of the quarterly asset management focus report.
- Collaborate with the reporting group in preparing the quarterly and annual portfolio financial statements.
- Be the lead accounting advisor to the asset management team and improve reporting, accounting, processes, policies, systems tools, training programs and controls throughout the organization.
- Ensure that property reporting package, policies and procedures incorporate “best in breed” practices.
- Financing
- Proactively source, aggressively negotiate and quickly close secured and unsecured, portfolio and single property financings.
Ensure timely completion of debt compliance materials.
Provide input to and execute the financing plan as formulated by senior management.
- Forecasting
- Lead the budgeting process and ensure timely completion of the annual process for all portfolios.
- Prepare accrual and cash flow based budgets that are responsive to our day-to-day needs.
- Develop long-term and short-term forecasting tools that are integrated with our property management software and use the skills of the Manager of Portfolio Analysis
- Taxation
- Assume primary responsibility for REIT compliance and develop a pro-active, systematic approach to monitoring compliance at the fund and property levels.
- Assume lead responsibility for federal and state tax compliance.
- Prepare an annual forecast of state and federal taxes using the portfolios’ annual business plan.
- Corporate Overhead
- Prepare annual operating budget and capital plan.
- Review monthly reports and report on variations
- Review annual and quarterly cash distributions and tax estimates for the partners
Education, Experience, and Qualifications:
- Bachelor's degree in finance, accounting or related field required; CPA with five years of technical accounting experience or an MBA with real estate experience preferred.
- Must have over five years of relevant real estate investment experience with over four years of experience supervising managers.
- Demonstrable, strong Excel skills.
- Must have proven ability to initiate and complete work independently.
- Must have excellent communication, analytical and project management skills.
- Experience presenting at a senior executive level.
- Experience with NCREIF, fair value reporting and IRR concepts.
- REIT compliance experience preferred.
