Overview:

This position will manage and direct the disposition of all of our client’s excess property in the US. Significant interaction, direction and coordination with lawyers, real estate professionals, regulatory, state and local officials will be required. These sales will exceed 100 million dollars.

These properties include various sites throughout the Northeast, including New York and Massachusetts.

The excess properties associated with the operations sites reviews, which will number at least 50 properties. The properties are complex, many have been owned by legacy companies for more then 50 years with all kinds of challenges. which will take years of analysis and negotiation with regulatory, state and local governments.

The successful candidate will have some or all of the following experience/credentials: at least 10 to 15 years of real estate experience, a real estate brokers license, a law degree with a specialization in real estate, and/or an advanced degree.

Job Purpose:

  • Manage and oversee sale, acquisition, exchange or lease of real estate land and building assets.
  • Effective coordination of a team of brokers and service providers that will canvass prospective tenants/buyers or leads through a variety of channels to facilitate disposition of properties.
  • Identify properties in portfolio (buildings, land, property rights) that are available for disposition or development to create value.
  • Develop and execute plans for disposition or development.
  • Establish and maintain valuable relationships with third party brokers, appraisers, surveyors, etc to accurately and timely complete any transactions.
  • Measure performance and hold service providers accountable for delivering value.
  • Oversee service providers’ financial reporting, cash flow analysis and other property analyses to gather available market data or conduct market surveys.
  • Refine/customize documents with service providers to be used for Requests for Proposal (RFP), counter proposals, letters of intent, contracts and  including proposed business terms/standards.
  • Leverage service providers, but also conduct in person tours and reviews of property as necessary, to complete condition or market assessments as needed.
  • Provide real estate expertise and interpretation to internal departments for the resolution of various development and operational issues.
  • Build strong relationships in local CRE markets to enhance knowledge and competitive position of Company.
  • Interface with senior leadership of impacted business groups to complete transactions and identify key regulatory, business, environmental, financial and property impacts of proposed dispositions.
  • Seek and promote ‘best practices’ approach to real estate transaction management within the broad Property Services team and across lines of business.

Key Accountabilities:

  • Manage the broad internal and external team to timely complete lease, disposition or sale transactions, maximizing return to the Company.
  • Communicate to key stakeholders and impacted business groups on progress.
  • Monitor and report to VP of Property Services Group on progress, milestones met, timeliness, and budget adherence compared to plan.
  • Meet needs of key stakeholders and impacted business group through regular communication of progress and plan variances.

Knowledge & Experience Required:

  • Requires full understanding of real estate project coordination role with prior experience successfully leading a cross-functional project
  • Prior experience in commercial real estate or real estate related support.
  • Requires experience in leadership, management and oversight of third party and consultancy service providers build valuable relationships, maximizing the value to the Company, and  ensure conformance to project contract company procedures
  • Demonstrate strong financial, analytical, management and administrative skills.
  • Possess sound oral and written communication skills that project a highly professional presence.
  • Strong relationship builder.
  • Must continue to develop and learn in a fast changing environment by continually enhancing necessary professional and managerial skills.

Qualifications

  • Masters and/or Law Degree 
  • 10 plus years of Management or Commercial Real Estate Account management experience.
  • Professional training/licensing preferred including; Certified Commercial Investment Member: CRE, Counsellor of Real Estate; CRB, Certified Brokerage Manager; CIPS, Certified International Property Specialist; GRI, Graduate of Institute; and/or SIOR Society of Industrial and Office Realtors.
  • Knowledge of relevant real estate, brokerage, tax, ethical and other rules, as well as alternative financing arrangements.
  • Demonstrate a high level of personal initiative and ability to interact with company personnel, external Real Estate and stakeholder community, regulatory representatives, and town/city officials in a positive collaborative manner.
  • Excellent interpersonal and written communication skills.
  • Ability to prioritize work and manage multiple projects under budget and time constraints.
  • Proficiency with PC software applications including the Microsoft Office suite or equivalent.  Ability to use enterprise scheduling, supply chain, and accounting midrange and mainframe based software applications used in the department.
