Overview:
Our client is a Boston-based full service real estate management company with more than a decade of experience in all facets of commercial real estate transactions, ownership, operation, development, property management, and investment.  The company owns and/or manages more than 3.2 million square feet in its portfolio of commercial buildings located throughout Greater Boston, the Northeast, Mid-Atlantic, and northern Midwest areas of the U.S.  The company currently consists of approximately 35 employees in its Boston, MA and Columbus, OH offices.
In 2003, the company entered the investment management business to serve the needs of private and institutional investors through the acquisition, financing, and management of institutional grade commercial properties.  The firm is currently preparing for the launch of its third in a series of investment funds that is expected to close in the fall of 2008. The company anticipates growth both in terms of size and number of investment vehicles over the next 5-7 years.

Our client is seeking an experienced, driven, multi-talented individual who will add immediate value to its operations and growth strategy.  As the company continues its strategic focus on fund management and seeks to include a higher concentration of institutional investors in its portfolio of clients and broaden its investment offerings, the team needs additional capabilities and talent.  The opportunity presented is ideal for an individual who has 10-15 years of experience in a sophisticated real estate investment management environment.  Such an individual should be able to provide substantial leverage to the firm’s senior management as well as play a pivotal role in crafting the future direction and future success of the company.

Job Description:
The Managing Director-Investment Management is a critical position as the company evolves and grows its investment management business.  Immediate responsibilities will focus on the marketing of their Fund, the firm’s third discretionary investment vehicle.  In this capacity, the Managing Director will work closely with the President & CEO in researching and cultivating an expanded base of institutional and private investors as well as wealth management firms. This will be the primary focus through the fund's expected final closing in mid-2009.  Subsequently, the focus of the Managing Director will turn to sourcing, underwriting, and closing new investments made by the fund. 

Job Responsibilities:
Fund Marketing - Our client anticipates an initial closing for the Fund with a high percentage of its existing clients and several new investors. The company has not engaged a placement agent for this fund. The Managing Director will work with the President & CEO to continue the identification and cultivation of prospects for the fund. This will involve researching available sources to identify probable prospects, particularly institutional investors, wealth management firms, and funds of funds. Work will include making introductory calls, participating in presentations, and assisting in prospect follow up and managing subsequent closings. The company expects that it will have its final closing for the fund no later than the third quarter of 2009.

New Investment Sourcing, Underwriting, and Closing - As the fund marketing winds down, the Managing Director will devote increasing attention to sourcing new investments for the fund.   While the company's Chief Investment Officer will carry the majority of responsibility for new investment and expects to be personally committed to investing sixty percent of fund capital, the Managing Director must have the experience and skill set to take responsibility for most of the balance working with the CIO and other members of the Acquisitions team. Principal responsibility for the acquisitions professional in the company's team oriented acquisition model is deal sourcing, negotiation, and market underwriting. Overall responsibility for much of the standard due diligence and closing work is carried by other team members, freeing the deal sourcing team members to remain focused on sourcing.

Skills/Experience:
This position requires a person with deep experience in the principal elements of real estate investment management: fundraising/investor relations and direct investing. The position requires knowledge of the manner in which institutional investors and sophisticated individuals and their advisors think about and approach the investment market place.  The individual must have the ability to communicate effectively in oral and written form and will be expected to not only participate in but substantively contribute to the preparation of offering memoranda for new investment programs and presentations to prospective investors. 

The near term keys to success in this position are straightforward:  1) the ability and experience to add value to the company's strategic direction immediately in raising the Fund 2) the ability to source and close investments. 

The candidate must have strong academic credentials with a bachelor's degree (B.S./B.A.) required and a Masters in Business Administration or a relevant graduate degree preferred.

Compensation:
Commensurate with experience. Participation in fund economics will be part of the starting compensation package. Future participation in company ownership is likely for the ideal candidate.
