Position Outline:

Our client is looking for a senior, experienced, hands-on Vice President of Development to take overall the development management responsibility on the ownership side of a high profile multi-million square foot mixed-use development. The development will be comprised of office, single story retail with three/four story residential above, Class A office buildings of 4 to 8 stories, major road and other infrastructure work, box style retail, R&D facilities, and taller, free-standing residential.

Requirements:

Candidates must have 20+ years of development experience, with an emphasis on large mixed use projects with complex infrastructure and a wide variety of uses, including both commercial and residential.

Candidates must not only have good, detailed technical skills, but must also be able to work with other strong personalities to achieve consensus. He or she must be a sound manager, a good technician, and a reasonably competent diplomat.

The ideal candidate is a HANDS ON- seasoned manager with a proven track record in development.

Responsibilities:

  • Oversee and manage the development schedule and project budget
  • Obtain entitlements and permits required to develop the project
  • Expedite the projects path through complex entitlement processes
  • Meet with public agencies and neighborhood groups to develop support
  • Work closely with federal, state and local agencies to facilitate required public improvements
  • Manage the design process including master-planning, civil engineering, architecture, traffic engineering, geotechnical, environmental, lighting, landscape and graphic design
  • Negotiate partnership deal structures with public agencies
  • Work with leasing agents to establish plans and to establish a lease-up schedule
  • Work with general contractors (there might be several on the site at one time) through the design process to confirm budgets, schedules, and constructability
  • Negotiate construction contracts
  • Develop lease exhibits and tenant criteria
  • Work with marketing to appropriately market the project to tenants and the general public
  • Work with development accounting to create and maintain systems that provide accurate cost reporting
