Our client is a southeast based residential development & investment firm formed in 2015. To date, their strategy has been to capitalize on unique off-market properties in targeted urban infill submarkets throughout South and Central Florida. Since the company’s inception, they have created a pipeline of over 2,500 + units in development and construction throughout the state of Florida. Our client’s platform is a vertically integrated team with individuals dedicated to market research, financial underwriting, due-diligence, project management, development, construction management and investor relations. They have successfully created opportunities with a direct-to-owner philosophy, having done business directly with significant land and property owners in the past.
Position Summary:
Our client is seeking a Multi-family Construction Manager to oversee the post-acquisition process of build to rent, horizontal living and multi-family development throughout the Southeast market. The successful candidate will collaborate with third-party GC’s and subcontractors to ensure the build of horizontal living, townhome and multi-family product.
Our client is seeking an individual to oversee pre-construction and field execution aspects of multi-family and build to rent construction projects, including but not limited to:
- Perform detailed review of the specifications and design documents throughout the design process for site and building design. Provide a Constructability and Coordination Plan Review Memorandum to the Project Manager at each stage of design process:
- Design Development
- Permit
- Construction
- Participate and provide input throughout the design process for improved constructability and value engineering options
- Review, comment and approve third-party construction manager trade subcontractor scopes of work
- Review and de-scope subcontractor bid tabulation packages including bid tab, scope of work and subcontractor proposals
- Oversee the daily project activities of the third-party construction manager on-site team and all trade subcontractors
- Attend weekly field meetings with on-site construction staff and all trade subcontractors
- Review and comment on submittal, RFI and ASI correspondence between the design and construction team to ensure timely and accurate information is exchanged and properly documented
- Review change orders for internal consideration and approval
- Ensure completion of all project closeout activities including as-built, warranty certificates, attic stock, final lien releases, punch list completion and other close out documentation
- Understand, adhere to and ensure compliance with established internal processes and procedures for all aspects of project management
Qualifications:
- A minimum of eight years of development and project management experience required in residential, single and/or multi-family (townhomes, garden apartments, condominiums)
- A minimum of five years of experience in scheduling, ordering, field supervision, quality control, and production of all phases of multi-family construction
- Proven success in negotiating and overseeing GC and third-party subcontractors while navigating through the unique obstacles inherent in the Florida/Southeast market
- A history of leadership roles showing the ability to manage multiple, large-scale building projects or land portfolios, preferably in residential development in multiple markets
- A thorough knowledge of all trades
- Bachelor's Degree in Construction Management, Engineering, Real Estate Development or related field of study (Master’s degree is a plus)
- Knowledge of the entitlement processes, title, survey, and environmental review
- Success leading teams of construction professionals. Encourages both external and internal teamwork and collaboration
- Detail-oriented, aggressive, forward-thinking professional in construction management and real estate development
- Production home and townhome experience is a significant plus
