Development Manager

 Our client is an entrepreneurial, family-owned development firm specializing in multi-family residential and mixed-use projects. The team is seeking an experienced Development Manager to manage the day-to-day of project execution, from the approvals process through design and construction. This Development Manager will work closely with the firm’s joint venture partners.


  • Provide input to the origination of development, construction, and design concepts during pre-development stages for assigned projects.
  • Participate in due diligence on new acquisitions.
  • Lead entitlement and permitting process, interacting with appropriate city officials and neighborhood groups.
  • Secure low income and historic tax credits, manage process.
  • Manage necessary environmental reviews and approvals.
  • Participate in selection of all design consultants, contractors and other professionals.
  • Monitor scheduling, quality, costs, design, and construction methodology.
  • Monitor control reporting for cost estimates, budgets, schedule, contractor draws, change orders, quality control, value engineering, progress reports and variance analyses.
  • Manage project close-out to ensure a smooth transition to the operations teams.
  • Assist with commercial leasing and manage tenant improvements.
  • Provide monthly project reports to ownership team.
  • Complete the project cost portion of the pro-forma.
  • Manage financing process with lenders and other stakeholders, including state agencies.
  • Develop preliminary budgets with General Contractor (GC) input.
  • Work with general contractors to confirm budgets, schedules, and constructability.
  • Oversee consultant, design, and construction contracts to ensure obligations are satisfied.
  • Review, negotiate, analyze, and manage construction contracts and change orders.
  • Review project specifications.
  • Oversee the construction administration of project architects, engineers, contractors, and subcontractors.
  • Manage weekly Owner, Architect, Contractor (OAC) job-site meetings. 
  • Review schedule and subcontractor issues with GC’s Project Manager and Superintendent, keep a pulse on progress of work in the field.
  • Troubleshoot design and construction issues as they arise.
  • Review monthly payment applications, lien waivers, and insurance certificates.
  • Manage the owner acceptance process for completed building interiors/exteriors and site construction.
  • Participate in asset management function for wholly owned rental apartment properties.
  • Assist with property and portfolio budgets, forecasts, monthly and quarterly financial reporting, market assessments, and performance metrics and analysis including leasing, traffic, rental pricing, capital expenditures, ROC.
  • Participate in monitoring and assessing overall direction of properties, including operations; staffing; leasing performance; expense control; rental pricing; capital investment; and strategy related to market conditions and asset positioning.
  • Oversee property renovation programs
  • Various fund management and administration activities including coordinating roll-up of property financials to portfolio level.


  • 7+ years of Construction Management experience working for a Development and/or Construction Company with specific project experience in residential or mixed-use construction.
  • Bachelor’s degree in construction management, architecture or related field preferable.
  • Experience with low income and/ or historic tax credits a plus.
  • Ability to manage multiple projects at any given time.
  • Exceptional attention to detail and strong organizational skills.
