JOB DESCRIPTION

The ideal candidate will have 6 plus years of work experience in real estate asset management. She/he will be an extremely motivated, entrepreneurial, self-starter, with a strong asset management background in real estate, complemented by exceptional analytical and communication skills. The overall objective is to increase portfolio value by driving income growth, maximizing cash, operating efficiency and overall value at the asset level. This will include actively executing the stated business plan for each asset at the strategic level and monitoring property maintenance, tenant retention, leasing programs, and budget compliance at the property level.

 

RESPONSIBILITIES:

  • Create and implement business plan for owned and new assets
  • Perform annual reforecast of assets and quarterly internal valuations
  • Overseeing lease activities with brokers with renewals, expansions and/or lease modifications for existing tenants
  • Review the monthly financial reporting provided by property managers to ensure compliance to business plan and accounting standards
  • Monthly / Quarterly Reporting to financing partners (equity and debt)
  • Assist with financing, acquisition, disposition and investor relation activities
  • Performance of year-end property valuations
  • Lead hold-sell analyses execution
  • Develop and maintain positive and productive tenant relationships
  • Oversee property tax appeals in cooperation with external appeal consultants
  • Prepare investment analysis and reporting for internal and external partners
  • Oversee external property management
  • Oversee construction at retail centers and New York City value-add assets
  • Preform credit analysis, net effective rental analysis and investment analysis of potential tenants
  • Assisting the team to prepare and update the internal annual and quarterly operating and capital budgets for the properties by October of each year

QUALIFICATIONS

  • Undergraduate or Master’s Degree in Real Estate Management, Finance, Business or Accounting.
  • Strong moral and ethical values
  • Excellent analytical and logical reasoning abilities, with critical attention to detail
  • Ability to function in an entrepreneurial atmosphere while upholding institutional-quality reporting standards
  • Strong accounting acumen
  • Clear and concise written and verbal communication, as well as effective presentation skills
  • Comfortable with multitasking and working under pressure
  • Ability to manage individuals and lead change within a team-oriented work environment
  • Ability to negotiate with various counterparties (buyers, lenders, partners, tenants, etc.)
  • Strong relationships with tenants, leasing brokers, and other industry contacts
  • Exposure to investing in multiple New York City property types and commercial development preferred with exposure to grocery-anchored retail
  • Proven creativity in problem solving
  • Highly proficient with relevant software including Argus and MS Office
  • Previous successful multi-site asset management experience
  • Willingness to travel approximately 20% of time
