Company Overview:

Our client is a southeast based residential development & investment firm formed in 2015. To date, their strategy has been to capitalize on unique off-market properties in targeted urban infill submarkets throughout South and Central Florida. Since the company’s inception, they have created a pipeline of over 2,500 + units in development and construction throughout the state of Florida. Our client’s platform is a vertically integrated team with individuals dedicated to market research, financial underwriting, due-diligence, project management, development, construction management and investor relations. They have successfully created opportunities with a direct-to-owner philosophy, having done business directly with significant land and property owners in the past.

Position Summary:

Our client is seeking a Director of Land Acquisition to oversee the acquisition and development of land for build to rent and multifamily deals throughout the Southeast market. The successful candidate will collaborate with executive leadership to lead the land acquisition effort.

  • Substantial experience in managing land acquisitions from identification through to execution
  • Establish a network of colleagues, brokers and sellers able to bring build to rent acquisition opportunities
  • Educate third party stakeholders (municipalities, brokers, land sellers etc.) regarding our build to rent footprint
  • Understand residential, commercial and multi-family municipal zoning ordinances and apply as appropriate to achieve build to rent entitlement approvals
  • Identify, control and purchase properties necessary to achieve established divisional build to rent forecasts and financial objectives
  • Write letters of intent, negotiate land purchase contracts and review with outside counsel
  • Meet with engineers, planners and government agencies to ensure proper execution of medium/high-density site plans
  • Review and manage due diligence materials through feasibility periods for land acquisitions
  • Review subdivision development agreements, environmental reports and soils studies as needed
  • Generate financial proforma model projections for proposed communities with assistance from Finance
  • Keep abreast of local market land transactions for multi-family and purposed build to rent communities
  • Perform other duties as assigned
  • Utilize geographic market study data to identify submarkets that are best suited for our build to rent strategy based on our target consumers and their preference

Qualifications:

  • A minimum of five years of experience in residential, single and/or multi-family land acquisitions
  • Proven success in negotiating and acquiring land, while navigating through the unique obstacles inherent in the Florida/Southeast market
  • A history of leadership roles showing the ability to manage large-scale building projects or land portfolios, preferably in residential development
  • Bachelor's Degree in Business Administration, Finance, Real Estate Development or related field of study (JD or Master’s degree is a plus)
  • Expertise in entitlement processes, title, survey, and environmental review, and closing real estate transactions
  • Success leading teams of real estate professionals, lawyers, or brokers. Encourages both external and internal teamwork and collaboration
