Director of Leasing

JOB DESCRIPTION

Our client is seeking a dynamic, experienced Director of Leasing to oversee leasing and marketing for a 500+-unit residential complex in the Back Bay. The successful candidate will be able to demonstrate past success in driving residential leasing and marketing programs to achieve and sustain high occupancy goals.

Responsibilities:

  • Serve as main point of contact for customers contacting or visiting the Leasing Office for apartment information.
  • Establish realistic leasing goals to insure leasing activity is in line with budget. Monitor progress and understand when further assistance is needed to promote leasing activity when veering off budget.
  • Monitor rates daily to understand how property is performing within the market. Conduct weekly competitive market research.  Suggest rental rate modifications based off observations while meeting with customers or during market research.  Insure property performs in line with budget.
  • Conduct regular leasing meetings with team to establish leasing and renewal goals, monitor leasing progress, review outreach marketing efforts and closing ratios, and assess advertising and marketing strategy effectiveness.
  • Take scheduled and “walk-in” customers on tours of the building.
  • Establish warm and inviting relationship with customers.
  • Obtain and maintain customer contact information to insure consistent follow-up.
  • Demonstrate technical selling skills to close each lease and obtain required deposit with rental application.
  • Prepare all lease related paperwork in an accurate and timely manner and explain all lease documents to new and existing residents.
  • Ensure that customer applications are complete, all background checks, deposits, and lease paperwork is completed in accordance with all legal requirements and company policy.
  • Assist residents with the move-in or move-out process.
  • Cultivate relationships with current residents, perform regular check-ins to promote long term residency.
  • Monitor and evaluate renewal offers and ensure renewal rates being delivered are in line with market and budget. Monitor lease expirations.
  • Develop and implement short and long-range marketing plans and innovative marketing strategies. Create cost effective advertising strategies, resident referral programs, and other initiatives that generate traffic.
  • Update and maintain all marketing websites.
  • Generate and maintain supply of property marketing materials.
  • Maintain tour routes, Amenity Spaces and vacant apartments in presentation condition.
  • Walk vacant leased and un-leased apartments for quality control.
  • Take ownership to personally resolve customer problems.
  • Work efficiently with a wide variety of individuals to effectively manage priorities in a fast-paced environment.
  • Mentor and assist with the training of new Leasing Consultants and manage leasing coordinator
  • Assist team members with special projects.
  • Assist Maintenance/Service Team with special projects or daily tasks.

Qualifications:

  • 7+ years residential leasing experience required, experience with a lease up a plus
  • Proven track record positioning assets to maximize market potential
  • Bachelor’s degree in business administration, real estate, or related field
  • Ability to manage relationships with brokers and leasing companies
  • Expertise in Yardi, Building Engines, MS Office and Adobe suite.
  • Demonstrated experience leveraging marketing websites.
