Job Title:                               Property Controller                                            

Reports to:                           Chief Accounting Officer

Job Description

 

The ideal candidate will be a dependable, dedicated team player and self-starter, who can become an integral part of the finance team, working closely with other Property Controllers as well as the Chief Accounting Officer.

 

Responsibilities:

  • Oversee the accounting for four commercial properties
  • Prepare operating & real estate tax escalations using Excel and applicable lease clauses interpretation
  • Interact regularly as a general resource with Property Managers to address Tenant concerns, ensure proper invoice processing, Accounts Receivable, and Sundry processing
  • Prepare operating budgets and update 18-month rolling forecast
  • Review monthly rent billings
  • Review accounts receivable
  • Prepare and review quarterly and annual reports for lenders
  • Review and maintain real estate tax escrow schedules
  • Manage tenant escalation audits
  • Review bank reconciliations
  • Review general ledger, balance sheet and income statement, and provide variance analyses
  • Review all capital invoices (include building & tenant improvements, leasing commissions)
  • Oversee capital project tracking and reporting
  • Coordinate tax certiorari functions with consultants and attorneys
  • Review lease abstracts and supervise the preparation of accurate rent bills based on lease terms
  • Calculate mortgage debt ratios
  • Coordinate information for outside auditors for annual tax returns
  • Work as a team with accounting colleagues to improve processes and documentation of procedures and other project work as necessary

Our client, which is headquartered in New York City, is a privately-held organization that acquires, develops, and manages commercial real estate. They currently owns more than 12 million square feet across 13 properties in New York City, Brooklyn, Chicago, Toledo, and Syracuse. 

QUALIFICATIONS

Qualifications:

  • 4-year degree in finance, accounting, or business
  • 5+ years of commercial real estate accounting
  • Advanced Excel skills
  • Excellent verbal and written communication
  • Solid understanding of commercial lease terminology
  • Knowledge of the MRI accounting system a plus
