Our client is a privately held real estate firm and has been based in Boston for over 130 years. The firm acquires and manages a portfolio of commercial and industrial properties throughout the Boston market. Additionally, they have decades of experience in commercial and residential land development, new construction and historic restoration and are active on several development projects currently.
Position Overview:
Our client is seeking a Associate, Acquisition & Development to support all aspects of sourcing, underwriting, acquisition, and business plan execution related to all Acquisition and Development activities across their portfolio. The successful Associate will have excellent fundamental financial analysis skills and a passion for commercial real estate investment and development. This individual will need to take initiative and thrive in an entrepreneurial environment yet will also be learning from and working with executive management.
Responsibilities:
· Familiarity with Joint Venture structuring and the concepts of preferred returns and promoted interest
· Ability to build investment and development models and prepare lease analysis models utilizing Excel and Argus
· Assist in preparing succinct investment summaries to present to the Board and to prospective capital partners
· Develop relationships with and maintain a working knowledge and database of the investment objectives of prospective capital partners
· Stay abreast and present to management latest trends, attitudes, and objectives in the capital market environment
· Working knowledge of the Greater Boston real estate market is a plus, including Boston’s submarkets as this individual is expected to be active in the local market
· Knowledge of different product types, particularly office, industrial, and multifamily
· Responsible for gathering market knowledge to underwrite new investments and development opportunities
· Frequently conduct phone calls and cold calls into the market to stay on top of market research
· Stay current on the status of the investment sales and leasing markets
· Maintain databases of sales and lease comps
· Research and assess zoning status and constraints
· Analyze and assess other development constraints such as community opposition
· Assist Project Managers to manage specific tasks and components of development projects
· Complete periodic analysis on the firm’s existing asset portfolio including the following: property valuations utilizing Argus models; Updating Argus models for new leases, lease expirations, new annual property budgets and any other information updates as needed; Lease analyses for new and renewal leases; Assist in maintaining and updating business plan and investment strategy for all assets.
Qualifications:
· Bachelor’s Degree preferably in Business Admin and finance but not essential if work experience provides analytical background requirements
· Seeking 3-7 years’ of relevant investments experience in commercial real estate; development exposure is a plus
· Strong understanding of investment analysis principles such as IRR’s, Discounted Cash Flows, Cash on Cash Returns, Levered and Unlevered Returns
· Strong proficiency in MS Office, PowerPoint, and Argus
· Excellent written and verbal communication skills
· Familiarity with the construction and/or development process a plus but not essential
· Stay current with Emerging Methods and Technologies
· Team player, highly collaborative
· Ability to work productively and independently to meet deadlines
