COMPANY OVERVIEW:

Our client is a leading, privately held commercial real estate company that specializes in the development of multifamily, mixed-use and student housing projects across the United States. Founded in 1999, the firm has developed over 7 million square feet of improvements representing over $3 billion of asset value. The company also manages a newly formed equity fund that invests in projects alongside its institutional capital partners. Our client is headquartered in suburban Philadelphia, with regional offices in Atlanta and Hanover.

POSITION OVERVIEW:

The Associate position will be actively engaged in the financial aspects of the company’s prospective and existing real estate investments. Their efforts will directly influence the continued expansion of the company’s growing portfolio and optimize project returns. In the pursuit of new business, the successful candidate will be responsible for creating detailed financial underwriting analyses and market due diligence alongside senior management. The individual will also be involved in the asset management of the company’s portfolio from the lease-up phase through refinancings and project dispositions. The successful candidate will be directly exposed to company leadership and various third-party organizations including sellers, brokers, investment bankers and investors. Due to the relatively flat profile of our client’s finance team, the individual will play an integral role in all transaction activity and performing candidates will have the opportunity for upward mobility within the company. RESPONSIBILITIES:

  • Create and self-manage detailed financial models/pro forma underwritings in collaboration with deal team leads for prospective real estate development & acquisition projects
  • Conduct complex financial analyses, including valuation sensitivities and equity return waterfalls
  • Due diligence of various multifamily and student housing markets across the United States, including comparative rent and unit mix research, demographic studies, supply & demand analyses and review of market trends and other economic data
  • Responsible for drafting various presentations for internal and external use, including investment committee memos, quarterly investor reports and portfolio valuation templates
  • Assist in asset management of the company’s current portfolio, including the tracking of historical financials, creation of annual budgets, debt refinancing processes and project dispositions

QUALIFICATIONS / SKILLS:

  • 3-5 years of proven experience in real estate project finance, investment banking, brokerage or consulting (prior multifamily and/or student housing experience is preferred, but not required)
  • Excellent quantitative & analytical skills required to conduct detailed financial analyses, underwriting and due diligence for real estate projects without significant oversight for correctness
  • BA/BS degree in business, economics, finance, mathematics, or related field with analytical emphasis
  • Strong PC skills and excellent knowledge of Microsoft Excel, PowerPoint and Word
  • Inquisitive self-starter with excellent oral and written communication skills, the ability to work in an entrepreneurial environment, multi-task, meet deadlines and collaborate effectively
