Our client is an established, family-owned real estate company with two primary business lines: (i) real estate investment and management and (ii) real estate private lending. In its real estate private lending business, it provides short-term bridge capital to real estate investors and developers. With a geographic concentration in New England, our client finances non-owner occupied residential property, all income producing property, development/renovation projects and land. Its loans are short-term, highly structured and, given the opportunistic nature of the business, may be secured by collateral across the capital structure, including first mortgages, second mortgages, mezzanine debt, preferred and/or joint venture equity.
Our client has experienced rapid growth since 2015 and expects this growth to continue. In its real estate investment business, our client acquires, develops and manages a diversified portfolio of retail, industrial and apartment properties throughout New England, currently totaling in excess of 2.0 million square feet.
This position will have exposure to the real estate investment business but primary responsibilities will be working with the private lending side. Our client’s organizational structure is “flat”, with associates having direct and easy access to ownership.
Job Description:
Our client is seeking an Associate to join the company’s growing real estate private lending group, working closely with its principals. The individual will be responsible for helping to build and create value in the company’s private loan portfolio through rigorous, hands-on asset and portfolio management, and detailed underwriting of various new private loan investment opportunities.
Responsibilities:
General areas of responsibility include asset management of the loan portfolio, assisting in the underwriting of new loan investment opportunities, managing all aspects of the construction draw process and general loan administration. The position will be enhanced to fit the skills and competencies of the successful candidate.
Specific responsibilities include:
• Work closely with Portfolio Managers to underwrite new transactions, including preparation of term sheets and drafting internal deal summaries
• Monitor asset and market performance as needed, including rigorous evaluation of borrower performance relative to the business plan
• Coordinating construction inspections with in-house construction inspectors
• Communicate with local brokers on market trends and review sales and rental comps as appropriate for a given loan investment
• Work with existing borrowers to evaluate and underwrite new investment opportunities, including asset-level due diligence, sub-market analysis, and working with third-party construction inspector to evaluate construction budget (as applicable)
• Work closely with internal accounting team to approve construction draws and confirm timely payments by borrowers
Qualifications:
The ideal candidate has 2 – 5 years of demonstrated success in real estate commercial banking and will possess the following skills:
• Self-starter with an entrepreneurial personality, as well as the motivation and capacity to deal with the challenges and opportunities of growing a business
• Strong real estate finance and asset management experience including a background in commercial banking or private lending
• Detailed analytical and financial modeling skills, specifically the use of Microsoft Excel to support investment decision-making
• Desire and ability to work in a team-oriented environment, as well as the initiative and resourcefulness to manage people and projects independently
• Ability to prioritize and handle multiple projects concurrently
• Excellent interpersonal, written and oral communications skills
