JOB DESCRIPTION

Company Overview:
Our client is a vertically integrated real estate private equity firm with a 30+ year history of successful real estate investment across asset classes and market cycles. Their platform primarily invests in value-added industrial, multifamily, and life science, providing a margin of safety and maximizing risk-adjusted returns for their investors. The firm is headquartered in Boston, with regional offices in the metropolitan New York City and Washington D.C. areas. They are currently investing two primary value-add investment vehicles, Fund III ($360 million) and Fund IV ($650 million).


Position Overview:
The Portfolio Management team is seeking an Associate. This is an opportunity to play a critical role in the firm’s operations with a broad range of responsibilities enabling interaction with all levels of their vertically integrated team. This position will work closely with Asset Management, Investor Relations, and Accounting, and serve as primary point of contact with various external parties. The Associate will be responsible for managing valuations and will be actively involved in portfolio performance reporting. The selected individual will need to be flexible, highly motivated, and possess strong technical skills with a background in complex financial modeling.


Key Responsibilities:
• Prepare quarterly asset valuations and present to Valuation Committee;
• Coordinate and review third-party property appraisals;
• Address inquiries from external auditors pertaining to valuations;
• Maintain comprehensive fund cash flow model to drive strategic portfolio level discussions with firm leadership;
• Develop ad-hoc analyses related to leasing, dispositions, debt, and hedging;
• Oversee debt management platform and provide loan and hedging information to external administrator;
• Monitor lender/counterparty exposure and evaluate risks related to debt portfolio and hedging strategy;
• Analyze property operating performance/cash flow and elevate issues to Asset Management;
• Collaborate with Property Management, Asset Management, and Accounting on annual property budgets;
• Assist Investor Relations with presentation/marketing materials and information requests;
• Produce deliverables to respond to ongoing investor and consultant information requests;
• Support fundraising efforts through the completion of due diligence questionnaires;
• Synthesize key portfolio metrics and maintain property level information for quarterly investor letters and questionnaires;
• Conduct ongoing research on the real estate and capital markets environment as applicable;
• Work with third-party research providers to incorporate market research into presentations, strategy pieces and private placement memorandums.


Qualifications:
• Undergraduate degree in Finance, Accounting, Economics, or related field with strong academic performance;
• 3-7 years of commercial real estate experience, preferably in valuations, accounting or transactions;
• In-depth knowledge of property accounting, joint venture waterfall calculations, and private investment fund structures;
• Strong Argus Enterprise and Microsoft Excel skills with a proclivity for automation;
• High level of integrity and discretion regarding confidential information;
• Exceptional attention to detail and ability to efficiently interpret large datasets;
• Robust communication skills; comfortable interacting with all levels of vertically integrated team;
• Perceptive to rapid changes in priorities and agile in shifting between multiple tasks;
• Demonstrates an ownership mentality and committed to problem solving;
• Proactively identifies opportunities for process improvement;
• Executes deliverables in an organized manner and provides status updates to team
