Position Description:

Our client is seeking a highly motivated individual to join the team to support their growing in New York. This individual will perform both asset management related functions (including oversight of key leasing, construction, property management, and business plan preparation/execution related activities) and capital markets functions (including participating in acquisition, disposition, financing, and capital sourcing related activities). This individual will have great exposure to key market participants and will gain a broad range of experience across the entire real estate spectrum. This candidate will play a vital role in assisting upper management in all asset management responsibilities. A successful individual in this role will be self-motivated and will have excellent analytical, communication, and interpersonal skills, along with a strong desire to learn and grow within an entrepreneurial company.

Key Responsibilities:

Investor Reporting. This position formulates and prepares all reporting packages and is responsible for the Annual Business Plan.

  • Prepare quarterly investor reports; ensure timely and accurate reporting on performance, budget variances, and significant changes in market and property conditions.
  • Ensure ARGUS models for each property are updated on a regular basis to run cash flow projections as needed.
  • Track existing loans and outstanding balances.
  • Prepare any requested investor materials on an ad-hoc basis.
  • Review external appraisals and work with CFO to reconcile valuation issues.

Internal Reporting. Work with property management department to achieve portfolio goals and objectives and report internally to CFO, Managing Director, and CEO.

  • Oversee the preparation and review monthly near-term lease expirations, tenant arrears, and rent rolls.
  • Oversee the preparation and review quarterly variances.
  • Coordinate any litigation efforts with Managing Director and outside counsel.
  • Review capital expenditure projects requested from Property Management team to ensure they are within budget.

Commercial Leasing. This position will focus on attracting and retaining office and retail tenants to minimize vacancies and improve tenant mix for our New York portfolio.  This will include assisting with the negotiation of new leases and renewals and overseeing the marketing and leasing operations for the client’s New York assets.

  • Oversee new and renewal lease negotiations. Provide financial analysis including calculation of net effective rents, NPV and impact on value to upper management when requested.
  • Become a local expert in the market where properties are managed. Keep current on market conditions to understand the competitive position of each asset from a leasing and investment perspective.
  • Become the initial point of contact for tenant requests and concerns during renewals; communicate accordingly with property management to ensure prompt attention and follow-through.
  • Coordinate with the marketing department to develop and implement effective marketing strategies for attracting prospective tenants.
  • Oversee all leasing commission calculations, input, and check delivery.
  • Manage third party resources such as brokers and outside leasing counsel.

Capital Markets. Work with the capital markets team to perform various acquisition, disposition, financing and capital sourcing activities.

  • Perform acquisition and valuation analysis for acquisition targets, with a primary focus on mixed-use, multi-family, office, retail, and industrial assets. Proficiency in Argus and Excel is preferred.
  • Assist with disposition related activities, including monitoring sales brokers, performing property tours, and coordinating due diligence related activities.
  • Coordinate with existing lenders to deliver reporting requirements, obtain lender approvals (for new leases, etc.), and other lender related requirements.
  • Assist with the financing and refinancing activities.
  • Assist with capital sourcing activities.

Provide Feedback to Senior Management. Regularly report to senior management regarding progress on key initiatives.  Provide leadership and direction to and effectively manage relationships within the firm’s departments, e.g. construction, property management, accounting, etc. to ensure a high level of communication and achievement of company and department goals and objectives.

  • Effectively lead and/or actively participate in cross-functional projects and task forces ensuring successful completion of assigned deliverables within established timeframes.
  • Field portfolio disposition inquiries and discuss with Managing Director/CEO.

Decision-Making. Makes thoughtful, prompt, systematic decisions under time constraints. Presents alternative solutions to problems and considers the impact of decisions.

Interpersonal and Communication. Articulates ideas, verbal and written, in a clear and understandable manner. Has good listening skills and facilitates communication. Shares information with others, seeks out feedback and constructive criticism. Uses diplomacy, tact, and negotiates effectively.

Qualifications:

  • New York real estate license required.  New York broker license is a plus.
  • Undergraduate degree in business, finance, real estate, or related field. Graduate degree a plus.
  • 5+ years of experience in commercial real estate, finance, leasing, or related field. Less experience will be considered for the right candidate.
  • Highly detail oriented, with strong written and verbal communication skills.
  • Proficient in all aspects of Microsoft Office and ARGUS.
  • Able to excel in a fast paced, highly productive entrepreneurial environment.
