Chief Financial Officer

JOB DESCRIPTION

The Chief Financial Officer will oversee all areas of the accounting and finance, treasury management and risk management. Additional responsibilities will include HR and IT oversight and income tax department. This person will work closely with family ownership, development, construction, property management and leasing departments. They will oversee banking. As a member of the senior management team, this individual will serve as an advisor to the owners, providing financial input on issues and investment opportunities. This opportunity provides exposure to a full spectrum of duties within a top tier real estate development firm. As such, the position demands a very dedicated person with excellent attention to detail, leadership skills, facility with numbers, strong people skills and the ability to prioritize, multi-task, work independently, and solve problems.

 

Responsibilities:

·         Together with the executive leadership team, develop the strategy to ensure that the organization has the financial resources needed to achieve its current and future goals, while mitigating financial and operational risk;

·         Develop and maintain effective working relationships with key financial partners including, partners, government agencies, consultants, and vendors;

·         Develop and implement financial and tax strategy;

·         Support acquisition, disposition and financing process as necessary;

·         Prepare and track execution of annual business plans for each asset and the overall portfolio;

·         Oversee comprehensive portfolio analysis to track cash flows, capital projects and distributions;

·         Evaluate lease proposals and impacts to project performance;

·         Monitor property-level debt and manage lender relationships;

·         Oversee portfolio budgeting, accounting and cash management to ensure accurate reporting, interpretation and analysis of financial results in conjunction with forecasts and long-range plans;

·         Implement proper financial reporting to determine monthly, quarterly and annual financial targets;

·         Manage and support the preparation of the annual consolidated corporate audit and tax returns;

·         Establish and maintain controls to safeguard the Firm’s assets; document and recommend improvements to internal financial policies and procedures;

·         Oversee and approve the completion of timely financial statements and reports on transactions with appropriate metrics and/or other information requests from lenders and investors;

·         Manage and monitor the assets’ cash flow operational capital needs;

·         Supervise the Controller and accounting staff on day-to-day operations including, but not limited to, month/year-end close, accounts receivable & payable, financial reports, payroll, invoicing, cash receipts and disbursements;

·         Define the financial strategy, manage financial capital and communicate capital requirements/implications of assets to the family office;

·         Ensure efficient capital expenditures and minimizes taxes;

·         Provide useful financial insights to ownership in helping to make better decisions about formulating and executing the Firm’s business strategy;

·         Effectively lead the finance/accounting team by developing and coach existing team and by hiring and retaining top-grade talent;

·         Develop and implement a financial risk management policy;

·         Effectively manage existing loans and lender-related obligations.

 

COMPANY OVERVIEW

Our client is a privately owned and closely held real estate investment, development, and asset management firm. Founded in 1968, our client’s family office began investing in and developing residential multi-family properties in Southeastern, Massachusetts. Throughout the next two decades, they established their core real estate holdings by developing large scale apartment complexes throughout New England. As the company expanded, they began to execute development and ownership in different asset classes, such as hospitality, commercial, and office. Currently, our client owns roughly 14,000 apartment and hospitality units, including 14 apartment properties and 10 hotels. Our client is headquartered south of Boston.

QUALIFICATIONS

·         A minimum of 10 years of relevant finance and accounting experience

·         Extensive knowledge of commercial real estate and real estate accounting;

·         BA or MBA in Finance or Accounting required, other additional relevant advanced degree and/or certification, such as a CPA or CFA, preferred;

·         Strong quantitative skills with a comprehensive real estate knowledge with a focus on office, industrial and development properties;

·         Strong experience with family office reporting requirements including the preparation and not only review of these requirements;

·         Strategic cash management skills;

·         Strong communication skills;

·         True team player;

·         Self-motivated, self-starter;

·         The ability to meet reporting deadlines;

·         Strong lender relationships;

·         Strong computer skills including but not limited to Microsoft, Yardi, Argus and Addepar;

·         Significant, direct experience working with an executive team;

·         Strong analytical and problem-solving skills with high attention to detail;

·         Sharp, confident multi-tasker who is flexible, proactive, and adapts quickly in a team-oriented work environment;

·         Ability to delegate and handle confidential information.
