Client Overview:

Our client is a publicly traded equity REIT trust focused on the development, acquisitions, and operation of industrial properties in major Sunbelt markets throughout the United States including Florida, Texas, Arizona, California, and North Carolina. Their strategy for growth is based on ownership of premier distribution facilities located near major transportation infrastructure in supply-constrained submarkets. The portfolio, including development projects and value-add acquisitions in lease-up and under construction, currently includes approximately 56M square feet nationwide. Statewide, our client has a well-established operating platform, owning over 13 million square feet of industrial properties in Florida with another 2 million SF in our development pipeline.

Position Overview:

The ideal Construction Manager will have a comprehensive knowledge of industrial construction, development, and execution. The candidate must work well within a team-based setting having the ability to manage multiple perspectives and agendas across multiple projects occurring simultaneously. The ideal candidate will have a track record of managing industrial projects from inception to completion and will oversee the General Contractors to ensure scheduling, coordinating, and budgeting remain on track. The Construction Manager will work closely with the Development team throughout the life cycle of the project.

Required Responsibilities:

  • Acting as an Owner’s representative, maintain communication and interface with all relevant parties.
  • Responsible for the project cost portion of the proforma.
  • Establish construction delivery scope and project budgets.
  • Review schematic, design development and construction document drawings.
  • Perform quality control review and coordination of all design documents.
  • Lead project permitting and assist the entitlement process.
  • Identify and asses local qualified consultants and contractors to provide construction and design services.
  • Develop construction plans with selected General Contractor including budget, schedule, and constructability.
  • Review, negotiate, analyze, and manage construction contracts and change orders.
  • Construction schedule oversite as related to job progress, timely submittal review, RFI responses as coordinated with appropriate documentation and record keeping.
  • Prepare RFP (Request for Proposal) documents for various types of construction projects’ scope development, budget and timeline estimates, contractor qualifications, and competitive bid solicitations.
  • Provide bid analysis, as well as consultant/ contactor selection recommendations.
  • Oversee the construction administration of project architects, engineers, contractors, and subcontractors.
  • Troubleshoot design and construction issues as they arise.
  • Monitor tenant improvement allowance budgets.
  • Maintain monthly budget updates and accounting reports.
  • Manage the baseline construction schedule and provide detail reports.
  • Manage the jurisdiction and owner acceptance process for completed building interiors/exteriors and site construction.
  • Manage the budget process to close out jobs in timely manner.
  • Maintain and monitor insurance requirements for all involved in the project.
  • Work with development team on due diligence of land pursuits including cost estimates, budgets, and conceptional construction plans.

Qualifications:

  • 7 - 10 years of Construction Management experience working for a construction company with experience managing industrial projects ranging from $5-$15M.
  • Ability to manage multiple projects at any given time including experience writing Request for Proposals, analyzing returned RFP’s and selecting quality vendors.
  • Detail oriented with strong organizational skills.
  • Bachelor’s degree (BA/BS) from a four-year college or university in a related field of study (architecture, engineering, construction management,) is preferable.
  • Excellent communication (both written and verbal) skills are required, as well as the ability to present ideas and recommendations to Senior Management.
  • Strong inter-personal skills with the ability to build relationships at various levels.
  • General Contracting License preferred.
  • Proficient with all Microsoft applications and experience with construction management and scheduling software.
  • Ability to travel to sites throughout Florida as needed.
