Construction Manager - residential developer

JOB DESCRIPTION

Our client is a leading multifamily real estate development company with over 35 years of experience serving Massachusetts, Rhode Island, Connecticut and New York. The firm is  looking to hire a Construction Manager to lead day to day execution of one of the largest and most complex projects in the company’s portfolio.

Qualified candidates must have a minimum of 10 years of experience managing large scale multi-family / mixed use construction projects of 150 units or more, and/or historic adaptive reuse projects of 100,000 SF or more. Individuals must possess strong leadership abilities and be responsible for oversight of general contractors, subcontractors and architects; cost monitoring; quality assurance; scheduling; and value engineering/problem solving.

The construction manager will begin a project during the permitting phase, overseeing contract bidding and negotiation through to construction completion and financing conversion. The construction manager will work in the office during predevelopment, and primarily on the construction site during the construction phase, serving projects in the greater Boston metropolitan area.

Responsibilities include:

  • Comprehensive review of documents and submission to permitting and financing agencies from conceptual level drawings through construction documents
  • Manage and oversee the permitting process with all the appropriate local, state and federal regulatory agencies.
  • Help prepare the construction scope of work
  • Coordinate utilities, central station, etc.
  • Lead the bid process, bid leveling, and general contractor selection
  • Negotiate contract terms
  • Proactively manage all aspects of the construction contract as owner’s representative, including:

o   ensuring proper process is followed

o   strongly enforcing the construction schedule

o   controlling and managing the construction budget

o   overseeing the punch list process

o   overseeing community hiring and MWBE participation

o   assuring construction quality and safety

  • Proactively manage design consultants during construction
  • Interact with project stakeholders, community, and permitting agencies
  • Report on project progress and construction management measures

Qualifications:

  • Minimum 10 years of experience in management of adaptive reuse, historic rehabilitation with a general contractor, preferably also experience with a housing developer.
  • Experience with mid-rise/high-rise apartment construction. Market rate rental experience is a plus.
  • Strong management, leadership and interpersonal skills with the ability to communicate well verbally and in writing.
  • Strong familiarity and working knowledge with Microsoft Office Suite.
  • Familiarity with public/private financing of housing inclusive of tax credits and other subsidy programs is a plus.
