Design Production Manager

Position Summary
The Design Production Manager is primarily responsible for managing the pre-development process, serving as the primary internal interface between construction and development, and is the liaison with the external project consultants through the preconstruction phase.

Essential Functions/Responsibilities
• Work with the Development teams from project concept to completed construction documents, and ultimately, construction start.
• Assist the local Development team with zoning, entitlements, permitting, and other related tasks.
• Develop and maintain detailed pre-development schedules to outline and track progress and foster accountability on each project.
• Oversee and push the design process with internal and external consultants to secure complete project documents within the allotted timeframe.
• Work with Development during the contracting phase for the external consultants. This includes defining scopes of work, production schedules, schedule of values, scope of work coordination, etc.
• Coordinate with the in-house estimating team on the scope of work, budget control reports, cost evaluations, value engineering, GMP RFIs, etc., at the appropriate touchpoints during the pre-development phase of each project.
• Maintain all pre-development logs and correspondence for projects in the pipeline.
• With Development, help create and maintain the project profile for each project.
• Provide guidance to each design team to communicate our design standards and pre-development processes.
• Assist the architect in establishing reoccurring design team meetings for each project. The goal being to hold every other meeting (at a minimum) in person to push accountability.
• Ensure the architect has an agenda for project meetings and distributes meeting minutes soon after.
• Ensure that all assigned work, both internally and externally, is complete between each project meeting.
• Assist Resident Experience and the external consultants with all interior design coordination, finish selections, etc.
• Facilitate and participate in internal plan reviews at each document delivery milestone to assess compliance with defined deliverables appropriate for each stage of design, design completeness, and document coordination. Review and edit completed plan reviews and distribute/manage the review-resolution process with external consultants at each stage.
• Work with the internal QA team to secure proposals from peer review consultants, schedule peer reviews, and manage distribution and responses from external consultants. Assist the QA team in verifying that the project documents reflect the agreed-upon input from these third-party reviews.
• Interface with dry utility providers to ensure timely design input as needed through the pre-development process.
• Provide guidance and feedback to the development and construction teams, as requested, during construction.
• Perform periodic site visits and participate in project OAC meetings during construction as time allows.
• Help facilitate “lessons learned” meetings with each design team after project completion and implement best practices in future projects.
• Coordinate with other Production Managers to share best practices, lessons learned, etc.
• Participate in company-provided training.
• Keep up to date with the latest industry trends and technology.
• Comply with all Company National Standards, applicable health and safety regulations, and local, state, and federal laws.

Qualifications & Skills Education and/or Experience
• A bachelor’s degree in construction management, mathematics, architecture, civil engineering, or related business study is required.
• Five years of project and people management. Must have worked in the multifamily construction or development industry.
• Must be an energetic, forward-thinking and creative individual with high ethical standards.
• Excellent customer service and interpersonal skills; ability to relate to others.
• Professional verbal and written communication skills.
• Ability to consistently meet deadlines.
