Company Overview:
Over the last 60 years, our client has acted as a developer, investor, lender, equity syndicator, and construction manager in the effort to preserve and develop high-quality affordable and market-rate apartment homes to renters in the United States.
Today, our client represents the real estate development arm of their firm’s broader brand/platform and draws on the company’s varied experience across the development spectrum. Their current ownership portfolio consists of 68 properties with 940 units in the development pipeline. An additional 500+ units will be built as part of a neighborhood redevelopment on parcels controlled by our client and their affiliates in Atlanta.
The investments are underwritten and actively operated with the key support of their affiliate, which operates over 19,000 apartment homes across 18 states.


Position Overview:
The Development and Acquisitions Associate / Senior Associates will be responsible for a variety of investment activities relating to the acquisition and financing of development projects and value-add multifamily investments. This is a highly visible role providing interaction with senior management and requiring collaboration with various departments across the company.


Duties/Responsibilities:
• Underwriting and due diligence of potential transactions (acquisitions, dispositions, recapitalizations, etc.)
• Preparation and management of detailed and dynamic cash flow projections and return analyses utilizing Excel
• Drafting Investment Committee memos to be submitted to ownership & senior management for approval of potential transactions
• Conducting asset and market due diligence, including interacting with external parties such as brokers, consultants, lenders, etc.
• Performing competitive and demographic research to discern real estate trends in prospective markets and identify investment prospects.
• Tour markets / properties, research market conditions, analyze market data, and assist in due diligence
• Manage investment acquisition and disposition closing processes
• Understand capital and investment structure, including investment analysis principles such as IRR’s, Discounted Cash Flows, Cash on Cash Returns, and Levered and Unlevered Returns
• Support and collaborate with business vertical leadership on strategic and organizational-building components of growing the business, enhancing relationships, and expanding market and industry knowledge

Qualifications/Experience:
• Seeking 2+ years of real estate banking, capital markets or private equity experience
• Strong interpersonal skills with ability to collaborate across the organization
• Analytical problem-solving skills with an impeccable attention to detail
• Experience in banking, private equity investment, real estate or similar business
• Experience in market-rate multifamily real estate investment preferred (LIHTC/affordable experience is a plus)
• Interest in real estate and capital markets
• Ability to build complex Excel models from scratch
• Strong financial analysis skills and facility with mental math
• A desire and inclination to assume ownership of responsibilities and to take initiative
• Excellent communication and presentation abilities, including business writing and proofreading
• Proficiency in Microsoft Office (Outlook, Excel)
