Position Overview:

The Director, Asset Management is responsible for the financial performance of a growing portfolio of mixed-use properties, as well as executing other various projects assigned specific to reporting and value-creation. This position will work closely with the VP of Property Operations in the execution of the assigned duties.

Key Responsibilities:

  • Participate in internal discussions and analysis for the creation and execution of annual business plans, ad-hoc refinancing analysis and execution, quarterly valuations, sell/hold analysis, recapitalizations, and related analysis
  • Develop property strategy to optimize net operating income and cash flow yield
  • Ability to assist in underwriting potential new developments
  • Track, analyze and reforecast trends in financial performance of assets in relation to underwritings
  • Maintain updated underwriting proformas for each asset under management
  • Prepare and assist with asset reporting, year-end letters, and business plans
  • Review and analyze budgets and cash flows in collaboration with property management and oversee adherence throughout the year
  • Collaborate with finance team to manage debt strategy and compliance with debt terms
  • Monitor local market conditions and implications for asset and investment strategy
  • Execute various projects assigned independently and with high standards
  • Review budget/business plan and compare to current operations and performance
  • Participate during the due diligence phase of the acquisition process and analysis, assist in the coordination of recapitalizations, debt refinancing, restructurings, and asset dispositions; complete site visits/inspections
  • Perform on-site due diligence with property management and third parties where possible; review of market and proforma projections
  • Provide input on acquisition or operating underwriting and due diligence and assist in the preparation of due diligence memos for senior management approval. Provide support for closings of new acquisitions

Qualifications:

  • Bachelor’s Degree and 7+ years of relevant asset management and/or cradle-to-grave investments experience required
  • High level of proficiency in MS Office (Excel, Word and PowerPoint); Yardi/Entrada (or similar) and pricing software experience required
  • Solid understanding of operating results, valuations, investment returns, acquisition, and development proformas
  • Ability to solve practical problems and deal with a variety of variables in situations where only limited standardization exists
  • Ability to report on current project activities including communicating on issues and/or general status updates
  • Business and accounting acumen
  • Ability to create complex spreadsheets and financial analyses
  • Adept at managing multiple tasks in a dynamic team environment
  • Strong organizational skills; strong research, analytical and problem-solving skills; strong written and verbal communication skills
  • Ability to develop strong market knowledge of each existing and future asset
