Firm Overview:
Our client offers innovative, vertically integrated operating solutions for e-commerce entrepreneurs. The firm’s platform will provide entrepreneurs either individual units for their workplace and storage or co-working space alongside fulfillment/3PL services. Amenities will include an attractive common area with a pantry and a photo studio. The model is intended to be a wholistic solution and will include a full-time tenant liaison who will have a hospitality mindset to assist tenants with all facets of their business including sourcing and securing consultants such as IT, marketing, and on-demand labor. In essence the business model is to combine the coolness of We-work with the depth of Shopify’s market with the hospitality of a 5-star hotel. A key aspect of the success of the business plan and model will be the execution of fulfillment/3PL services.

The firm’s founder has over 40 years of entrepreneurial and real estate experience and has proven success in leading the markets with innovative concepts and capitalizing on inefficiencies. In particular the founder has significant experience in the warehouse, 5-star hotel and creative office sectors of the real estate industry, which are all elements of the business plan.

Position Overview:
The Director of Business Development & Client Relations will work directly with the firm’s founder.  This newly created position will be responsible for driving leasing activity to advance the company’s business goals around occupancy, market expansion, and community building.

The successful candidate will be an entrepreneurial and ambitious sales and marketing professional who is experienced across sales, marketing, and client relations.

The Director will manage the leasing process, mainly working to convert inbound interest to signed leases. He/ she will track current and upcoming vacancy, improve existing tenant relationships with lease extensions and maintain a priority on tenant retention. This Director will manage lease programming, third-party engagement, and be hands on with the lease cycle from sourcing through occupancy.

Duties/Responsibilities:
·Work with internal and external leasing teams. Build relationships with brokerage community.

·Primary contact for all functions of tenant procurement process starting with the prospect’s initial point of contact,        showings, tenant screening, lease negotiation and preparation, and move in.

·Thoroughly review all tenant applications, business plans, and other documentation to solidify tenant qualifications.

·Update and monitor real estate marketing and leasing platforms. Experience with Jotform, Hubspot, and / or LoopNet    preferred.

·Complete various administrative projects including preparing lease addendums, marketing space for lease, developing and updating contact lists, updating rent rolls, and integration with property management and operations software.

 

Qualifications/Experience:
·5+ years of relevant experience.

·Operates efficiently in a work environment with tight deadlines.

·Possesses strong organizational and project management skills; can multi-task and deliver on various goals.

·Resourceful self-starter able to take initiative and drive progress while still working well as a collaborative member of a fast-paced start up team.

·Detail orientated with excellent written and oral communication skills.
