Company Overview:
The client is a family office focused on investing commercial real estate development projects around the United States. Founded in 2011, the firm has capitalized over 90 projects across 23 states, deploying over $1B in equity into assets valued at over $7B. The firm has offices in Texas and Florida.
Position Overview:
To oversee all leasing activities for a national portfolio of commercial real estate investments owned by a single-family investment office. This position would report to the Managing Director and frequently interact with the company’s founding principal.
Duties / Responsibilities:
- Aid in the research, modeling, and assessment of new real estate investment opportunities by analyzing the tenant supply and demand characteristics of a specific market relative to projected lease rates
- Evaluate the reasonableness of lease-up times, tenant improvement allowances, and carry costs in budgets
- Participate in leasing calls with brokers to evaluate the status and progress of leasing activities and generate follow-ups for brokers and developer partners
- Analyze requests for proposals from potential tenants to prepare competitive and financially attractive lease terms
- Consult with internal and external capital market specialists to ensure proposed lease terms maximize the value of the property
- Travel to projects to meet with developers, tenants and leasing representatives to assess leasing progress and to market buildings
- Establish relationships in the marketplace with tenant representative leasing brokers, tenant consultants, and potential tenants
- Monitor the financial health of tenants to which the portfolio is exposed, including credit rating changes, earnings reports, and SEC filings
- Monitor lease trends across geographical markets to maximize leasing activity and anticipate leasing opportunities and challenges for existing assets
- Summarize leasing activity and market dynamics for internal and external parties
- Stay abreast of trends in tenant space planning, announced tenant development pipelines, and lease negotiation terms including free rent periods, tenant improvement and leasing commission allowances, lease terms, and annual escalations
- Coordinate the accumulation of necessary agreements for transactions, including listing agreements, commission agreements, lease agreements/amendments, and rent confirmation documentation
- Assist in the selection and approval of leasing brokers for speculative investments
- Periodically travel to project sites to meet with leasing or development representatives
- Oversee the preparation of marketing materials for properties to generate interest from potential tenants and tenant representatives
- Devise leasing or disposition strategies for idle land in the portfolio
- Stay informed on trends and themes in the real estate sector to help shape the firm’s perspective and strategy
Qualifications/Experience:
- Bachelor’s degree in a relevant field of study required
- Graduate degree in finance or a real estate-related field preferred
- A minimum of five years of relevant experience at a development, asset management, or brokerage firm preferred
- Thorough understanding of Microsoft Excel and financial modeling required
- Knowledge of and proficiency in CoStar, RCA, Argus, and Yardi platforms a plus
- Awareness to spot trends in the broader economy and real estate sector and relate them to the business
- Willingness to periodically travel to various company offices and attend meetings with business partners
- Strong written and verbal skills
