Our clients’ high standards are evident in their modern logistics portfolio of 13.6 million square feet in Connecticut, Pennsylvania, North Carolina, South Carolina, Florida, Georgia, Arizonia and Tennessee.   

As part of the firm’s expansion strategy, they are looking to enter new geographic markets while continuing to deepen their presence in the existing markets. This expansion is driven by the firm’s commitment to acquiring or developing properties in supply-constrained areas with strong demand dynamics.

 

Position Overview:

We are seeking an experienced and strategic Director of Property Management to lead and oversee all aspects of property management across their portfolio. This position will be responsible for ensuring the effective, efficient, and profitable operation of logistics properties, including managing both in-house and third-party property management teams. The Director of Property Management will play a pivotal role in supporting the growth and performance of the firm’s assets, ensuring that properties are well-maintained, fully occupied, and aligned with their business objectives.

 

The ideal candidate will have a proven track record of managing industrial real estate, including oversight of operational budgets, tenant relations, and property performance. This role requires expertise in property management systems, particularly Yardi Forecast Manager, and a strong collaborative relationship with Asset Management to drive the success of the properties.

 

Key Responsibilities:

Property Management Leadership: Lead and oversee day-to-day property management functions for the industrial portfolio, including managing both in-house teams and third-party property managers.
Strategic Planning: Collaborate with the Asset Management team to align property management objectives with the company's overall strategy, ensuring a cohesive approach to portfolio growth, operational efficiency, and tenant satisfaction.
Budgeting and Financial Oversight: Take an active role in budgeting and forecasting of operating expenses and capital expenditures for all managed properties, ensuring financial performance targets are met and exceeded. Proficiency in using Yardi Forecast Manager to create and manage property budgets and financial projections.
Tenant Relations: Foster strong relationships with current and prospective tenants to maintain high occupancy rates and ensure tenant satisfaction. Address any tenant concerns promptly and work to retain long-term tenants.   Identify potential changes in tenant’s business operations (positive or negative) and work with the management team to address new business opportunities or potential credit issues.
Acquisitions: Work with the acquisition team and construction management team on acquisitions or new developments to be placed in service, including engaging third-party managers or new property management staff, engaging with the acquisitions team on operating costs for underwriting purposes and developing the initial operating and capital expenditure budget.
Operational Excellence: Develop and implement best practices for the management of logistics properties, including regular property inspections, maintenance scheduling, and ensuring compliance with local regulations and environmental standards.
Market and Portfolio Analysis: Work closely with the acquisition and asset management teams to analyze market conditions and property performance, identifying opportunities to improve value, increase revenue, and expand the portfolio strategically.
Team Leadership and Development: Manage, mentor, and develop both in-house property management staff and third-party property managers. Foster a collaborative and performance-driven culture across all teams.
Risk Management: Assist in the Company’s risk management framework and work with the finance and legal teams to ensure that all properties are insured appropriately and that risks are mitigated through proactive maintenance and strategic planning.
 

Qualifications:

Education: Bachelor’s degree in real estate, Business Administration, Finance, or a related field. A master’s degree or industry-related certifications (e.g., CPM, RPA) are preferred.
Experience: At least 8 years of experience in property management, with a focus on logistics or warehouse properties preferred. Minimum of 2 years in a leadership role overseeing both in-house and third-party property management teams.
Technical Skills: Strong experience with Yardi Forecast Manager or other property management software platforms. Proficient in Microsoft Office Suite, with advanced Excel skills.  Experience with Argus a plus.
Financial Acumen: Demonstrated experience in budgeting, forecasting, and financial reporting for commercial real estate portfolios.
Relationship Management: Excellent relationship management skills to build and maintain partnerships with investors, tenants and vendors. Ability to collaborate effectively with multiple departments and external partners.
Industry Knowledge: Strong knowledge of industrial real estate markets, property management best practices, tenant needs, and building systems.
Problem-Solving: Ability to identify issues and take proactive steps to solve them while keeping an eye on overall strategic goals.
Self-Confident:  Can operated independently, handle multiple tasks and adapt quickly to change.
Travel: Routine travel required to visit properties across the portfolio and evaluate pending new market opportunities.
