Our client’s platform manages 93 commercial real estate properties and investments with an aggregate gross asset value of approximately $20.7 billion, comprising approximately 30.5 million square feet of commercial properties, a multi-family residential portfolio of approximately 8,800 units under operation or development, and control of development rights for an additional approximately 3,500 multi-family and for sale units as of December 31, 2022. Gross asset value compiled by the client in accordance with company fair value measurement policy and is comprised of capital invested by the client and its partners, as well as leverage.

Position Description:

The Director of Retail Leasing (”DRL”) will serve as a dynamic and important team player in driving activity, market awareness, tenant relationships, and transaction success across the client’s 1.0 Million + SF retail portfolio. The DRL will have the energy and resourcefulness to thrive in a highly entrepreneurial, evolving department within a highly fast-paced company. The DRL will work with the Retail team and various internal and external collaborators to position retail vacancies to the market and tenant bases. This entails quickly learning the assets and understanding the spaces; proactively engaging in - and in various cases directly facilitating – the touring and lease proposals, as well as participate in the ultimate lease negotiation process. Moreover, the DRL is essential to the leasing success through being a proactive and direct manager of the retail marketing process so that spaces are creatively and effectively brought to market and the client’s Retail Brand remains top-of-mind and fulfilling a best-in-class market reputation. The retail includes may high-profile buildings, placemaking opportunities, and destination hospitality. and entertainment potential This role will be an integral team member working directly with the EVP. Marketing and Retail to successfully lease available spaces and to execute on a vision of creativity and energy within the spaces that really activate the commercial and residential communities in which the company operates.

Key Responsibilities:

  • Work with First Vice President and Executive Vice President on developing vision, strategy, market analyses, and underwriting assumptions.
  • Identify assets requiring broker support vs self-rep.
  • Collaborate with Asset Management on appropriating budgets.
  • Collaborate with Design & Construction on cap-ex programs, design considerations.
  • Collaborate with Office and Residential leasing teams on space carve outs, common areas, loading considerations that impact all users.
  • Work with First Vice President and repping brokers to develop merchandising plans, proposed delivery conditions of vacant space.
  • Work with Executive Vice President and Marketing to create marketing plans and corresponding budgets.
  • Identify target tenants, aspirational tenants, and retail desperation plans.
  • Develop touring vernacular.
  • Generate more detailed demographic and market studies where relevant.
  • Manage broker reps and hold them accountable for timely and routine reporting on touring, user interest, market activity, and proposal status.
  • Conduct tours with prospects.
  • Draft/summarize leasing proposals.
  • Draft more detailed, intricate LOIs that include various operating, economic and legal considerations.
  • Articulate complex percentage rent, management agreements, or other non-traditional leasing revenue streams.
  • Drive new relationships across various tenancy and amenity management partnerships such as fitness, food and beverage and technology.
  • Collaborate with retail and marketing teams on retail-centric events, renderings, broker engagement and custom marketing collateral.
  • Work with Asset Management on modeling deal assumptions and subsequent evaluation to rank options and pursue in an efficient way.
  • Work with attorneys and Asset Management on transaction flow and conclusion of new leases, renewals, and expansions.
  • Work with legal teams to facilitate completing transactions in a timely manner.

Qualifications:

  • 5-7 years direct retail leasing or asset management experience
  • Experience as owners’ rep in-house or brokerage is preferred.
  • Outstanding verbal communications required
  • Excellent quantitative skills required; proficiency in excel and power point
  • Proven market relationships across tenant bases and brokerage environment
  • Strong market understanding
  • Strong marketing appreciation
  • Suburban leasing exposure - a strong plus
  • Bachelor’s degree (minimum)
