Position Overview:
The Director, Portfolio Management will oversee a nationwide portfolio of assets to maximize performance and value. Responsibilities include collaborating with key members of the organization on the execution and implementation of long-range asset and portfolio management strategies.
The successful candidate will be highly collaborative and effective from an inter-departmental / client standpoint, including but not limited to, Asset Management, Acquisitions, Property Management, Analytics and Credit Management. This position will have solid exposure to suburban office, medical office, life science, and seniors housing. Experience with other asset types is a plus.


Key Responsibilities:
• Provide quarterly valuations and return sensitivity analysis.
• Prepare and present hold, sell, or refinance memorandums with recommendations and supporting analysis.
• Monitor respective markets and asset sectors to identify and assess industry trends that can inform strategy.
• Maintain brokerage relationships to stay informed with the market.
• Approve lease proposals and security deposit recommendations.
• Collaborate with Portfolio Accounting on client company reporting and with Asset Management on identifying and proactively managing at-risk assets.
• Proven ability to analyze third party appraisal reports, bring attention to possible inconsistencies and advocate on behalf of the property.
• Work closely with Acquisitions, Development, and Leasing to support various strategies and initiatives, evaluate opportunities, and onboard new investments.
• Provide financing and refinancing support.
• Assist in acquisition due diligence.
• Analyze lease opportunities and run financial models to support major capital investment and financing decisions.
• Assist in coordinating the firm’s ESG initiatives by refining and implementing the firm’s ESG policies and staying abreast of industry-wide trends.
• Work with third-party providers to incorporate market research into presentations and strategy.


Joint Venture Partnership Responsibilities:
• Serve as a point of contact and provide support for joint venture relationships.
• Be a subject matter expert on the financial condition, leasing, and capital activity at each joint venture property.
• Facilitate joint venture partner approval of asset-level decisions in collaboration with Asset Management.
• Ensure accurate and timely submission of required financial disclosures and cash distributions in accordance with joint venture agreements, including various monthly, quarterly, and annual reporting requirements.
• Oversee the completion of annual business plans and appraisals, including obtaining partner approval.
• Maintain knowledge of assigned client company and joint venture partnership investment requirements and strategic goals.
• Coordinate due diligence efforts for prospective joint ventures.


Qualifications:
• Bachelor’s degree in Real Estate, Accounting, Finance or Business Management strongly preferred, advanced degree or professional designations such as CFA or CPA a plus.
• 7+ years’ experience in commercial real estate.
• Prior experience as an Acquisitions Officer, Portfolio Manager or Senior Asset Manager.
• Team player with excellent interpersonal skills, the ability to manage individuals, and lead change in a fast-paced, results-driven environment.

• Excellent written and verbal communication skills.
• Exceptional work ethic and commitment to deadlines.
• Strong valuation and financial modeling capabilities.
• Proficient in Excel and ARGUS Enterprise.
• Strong quantitative skills and demonstrated mastery of Microsoft Office, ARGUS Enterprise, and Yardi.
• Exceptional analytical thinking and creative problem-solving skills.
• Experience with joint ventures.
