Position Overview
The firm is looking to add a Director/ VP of Construction to its DC team. This VP will manage local construction efforts for a 2.2M SF mixed-use district in Old Town North Alexandria, VA, to be developed over the next 10 years on a 19-acre site overlooking the Potomac River. He/ she will work closely with the mixed-use development team throughout planning and execution.
It is anticipated that this role will build a local construction group as the pace of development is defined and additional acquisitions expand the regional pipeline.
During pre-construction, this position will provide critical input on site development, structural, envelope, MEP/FP/VT systems, construction logistics/phasing and other project considerations, including developing internal cost estimates and construction schedules.
The VP will serve as the primary interface with third party general contractors during both pre-construction and construction and will negotiate owner-contractor agreements; prepare bid documents; review bids and subcontractor awards - including Q&As to ensure the appropriate scope of work is bought; review and negotiate GMP or other form of contracts including GCs, GRs, staff/labor/insurance rates and contractor fees; and provide overall owner’s representation with the general contractor.
Working with the Mixed-Use Development team, this VP will also develop landlord-tenant work letters and manage to them on the commercial components of the project, interfacing with tenant’s project management team.
