Head of Construction & Development

JOB DESCRIPTION

Our client is a private family office based on the north shore of Massachusetts. The office has launched a real estate development division and is looking for a Head of Construction & Development to oversee new development and opportunities in addition to running construction on personal construction projects within the family’s portfolio. 

Overview:

The Head of Construction & Development (“HCD”) will be responsible for working directly for the owners to build and manage all private and commercial construction projects. This will include projects currently underway, those in the planning and project pipeline phase, as well as all future development 

The HCD will be expected to play a lead role, in conjunction with the owners, in all construction and planning meetings and communications, which include general contractors, engineers, architects, subcontractors (where appropriate), landscape designers and lawyers (also where appropriate) as well as zoning and other regulatory agencies. The owners will be actively involved and regularly in attendance, though the position will often be expected to serve independently as the owners' representative. 

The HCD will be expected to negotiate and manage all construction and development agreements and to build and monitor construction budgets. 

The HCD will play a strategic role by working closely with the owners and staff to generate, analyze and transact real estate investment opportunities, seek financing if applicable and budget for construction and development. The HCD will be responsible for managing the construction and development projects including contractor selection and bid packages. 

The HCD will also serve as a technical resource to in-house maintenance and caretaking staff specific to any capital planning, preventative maintenance, and corrective actions being undertaken to maintain owners' personal properties and structures as well as investment properties. 

Key Responsibilities:

  • Strategize and analyze real estate investment opportunities including due diligence; collaborate on transactions and ultimately execute development in conjunction with the owners and staff.
  • Work with owners and general contractors to execute major renovations and new builds as well as complete various projects currently underway. This includes bid evaluation and contractor selection, negotiation and management of contracts, review and verification of applications for payment and change orders, budget tracking, and serving as the primary driver of each project.
  • Maintain and monitor main residences, guest houses, employee houses, barns and other structures with the help of caretakers and vendors.
  • Manage project schedules across multiple properties in clearly articulated reports to monitor progress versus plan.
  • Communicate thoroughly and escalate issues to principals when necessary or relevant.
  • Budget accountability - track spending and give feedback.
  • Conduct forensic work on existing structures with contract performance issues - review contracts, document warranty coverage and formulate plan to rectify problems.
  • Be a team player – collaborate openly with owners and staff and participate in regular meetings.
