Summary Description:

The Leasing Professional is responsible providing current and prospective residents with excellent customer service with the goal of maximizing occupancy. Displays a high level of integrity and professionalism at all times in dealing with residents, prospects, employees, and outside contacts.

 

Position Overview:

•     Generate interest and awareness about the community through events, social media content, and online/local reputation.

•     Know the current month’s budgeted occupancy, current occupancy, and the leasing goals necessary to achieve the budget. Know which units are available to always show and lease.

•     Shows strong and pleasant telephone and interpersonal skills, and the ability to deal professionally with residents, vendors, and co-workers on the phone and in person.

•     Excellent organizational and time management skills, ability to shift tasks based on priority.

•     Greet future residents, determine needs and preferences, and professionally present property and specific apartments while providing features and benefits.

•     Prepares move-in gifts and ensures apartments are in move-in ready condition and schedules any outstanding item to be addressed with the maintenance team.

•     Enter all information into CRM, including prospect phone calls, visits, applicants, resident communication, and any additional required notations.

•     Complete all reporting requirements including but not limited to outreach marketing, traffic reports, daily checklists, and maintaining CRM and Property Management System (PMS).

•     Processes applications, credit screening, criminal background checks and lease agreements.

•     Renewal communication and lease management.

•     Realtor outreach and paperwork compliance for commission reimbursement.

•     Use CRM to manage appointments and tasks and respond to all leads within 24 hours.

•     Attend meetings and training as required.

•     Assist in preparation of reports, resident communications, move-out inventory, market surveys, etc.

•     Conduct all business in accordance with company policies and procedures, Fair Housing Act, Americans with Disabilities Act, Fair Credit Reporting Act and all other laws governing apartment communities.

•     Nights and Weekends may be required (with a flexible schedule).

•     Always provide superior customer service experience.

 

Knowledge, Skills, and Abilities:

•     Class A++ Experience

•     Strong working knowledge of Microsoft Office.

•     Ability to keep sensitive information highly confidential.

•     Excellent written and verbal communication skills.

•     Strong and pleasant telephone and interpersonal skills.

•     Excellent organizational and time management skills, ability to take initiative, use good judgment, demonstrate a strong sense of urgency and attention to detail, and carry multiple projects through to completion.

•     Ability to work independently, prioritize work and ask for further clarification when necessary.

•     Ability to work under pressure with tight time constraints, as well as the ability to deal with frequent interruptions, unresolved situations, frequent change, delays, or unexpected events.

 

Qualifications:

•     High school diploma or equivalent

•     Fair Housing Training (we can provide)

•     2 years’ experience in sales, leasing, customer service, and/or hospitality

•     PMS knowledge (Yardi Voyager)

•     Bachelor’s degree in business, marketing, or a related field.

•     Proven experience in business development, with a successful track record of achieving targets.

•     Strong understanding of the relocation process and its impact on employees and organizations.

•     Excellent communication and negotiation skills.

•     Ability to thrive in a fast-paced and dynamic work environment.
