Our client is a leading national healthcare REIT with over $20 billion of owned real estate concentrated on lab and outpatient medical assets. An innovative company at the forefront of providing premium real estate to the dynamic healthcare industry, the firm is committed to delivering value to our shareholders, customers and employees.
The firm is looking to add a Regional Property Manager to create an internal property management function for the firm, assuming operational responsibility for a portfolio of more than 20 assets and 3 million square feet across New England.


Position Responsibilities
The Regional Property Manager will provide financial and operational oversight of the assigned regional portfolio to maximize long term value. He/ she will provide strategic direction and execute the portfolio business plan in accordance with corporate goals and objectives. The Regional PM will provide leadership and strategic planning including supervision of day-to-day and long-term operational functions focusing on tenant relations, enhancing value, and executing the operating and financial plan.

Initially this RPM will be directing the resources of a third-party service provider while laying the foundation to internalize the operations. This RPM will be responsible for asset staffing plans and team selection.

Responsibilities include but are not limited to:

  • Assume overall financial accountability for the portfolio and manage performance. Supervise the preparation of annual budgets, forecasts, management plans, monthly performance reports, and variance reports. Ensure the delivery of accurate, timely, and complete reports. Provide capex recommendations to preserve the long-range viability of corporate assets.
  • Develop and implement consistent Property Management operating procedures to provide first-class service to tenants.
  • Drive strategy development for assets via an understanding of the market, corporate goals, and existing leases and implement on site tactics for execution.
  • Assist in acquisition underwriting and due diligence, including but not limited to staffing plans, office procedures, and budget review and service contracts.
  • Overall responsibility for tenant relationships and tenant satisfaction in assigned portfolio. Maintain ongoing relationships, anticipate tenant needs and ensure all objectives are being met.
  • Review quarterly variance reports, periodic reforecast of income and expenses, review of tenant account receivables, and assist in the preparation of Quarterly Financial Statements.
  • Ensure regular property inspection. Recommend and/or approve alterations, maintenance and reconditioning as necessary. Negotiate contracts for and supervise vendor services as required.
  • Supervise the planning, budgeting and control of operating and capital expenditures. Oversee and approve the calculation of all special billings.
  • Performs other duties as assigned.

Supervisory Responsibilities

  • Responsible for a mix of direct and matrix reports. Oversee third party property management teams where necessary.
  • Make recommendations for staff recruitment, selection, promotion, advancement, corrective action and termination. Monitor appropriate staffing levels and report on utilization and deployment of human resources.
  • Lead and support staff in areas of staffing, selection, training, development, coaching, mentoring, measuring, appraising and rewarding performance and retention.
  • Lead by example and model behaviors that are consistent with the company's values.
