Senior Associate, Development & Finance

Our client is a global, design-focused real estate investment and management firm with a 38-year track record and mission to create places that inspire. The firm has assets under management of $13.1 billion and a portfolio spanning key markets throughout the U.S., Latin America, and Europe. 

JOB SUMMARY

The firm is looking to add an Associate or Senior Associate to work as a member of the Development team that supports and partners with its client (one of the world’s largest tech companies) to create and develop best-in-class destinations and communities. This Associate / Sr. Associate will serve in a project management role as well as help direct and assist in all financial and economic aspects, including financial modeling, for the development of multiple mixed-use projects (office, residential, retail, and public/community space) in the South Bay / Silicon Valley. The role will require the Associate/Sr. Associate to develop an intimate knowledge of all aspects of the development projects and work across multiple teams with a holistic view of development economics to help guide meaningful development decisions. 

ESSENTIAL JOB FUNCTIONS

  • Manage design and construction of capital improvements and oversee tenant improvements as needed
  • Coordinate internal team members to include design and creative professionals. Coordinate with additional internal and external team members to include asset manager, property manager, leasing representatives, etc.
  • Coordinate budgeting and pricing, reviewing and approving construction draw submittals and invoices
  • Coordinate project entitlements and permitting as needed for project work
  • Select, contract and manage external team of professionals to include architect, general contractor, engineers and related consultants
  • Develop and monitor project schedules
  • Coordinate budgeting and pricing, reviewing and approving construction draw submittals and invoices
  • Represent owner in regular construction meetings, track issues and coordinate project documentation
  • Coordinate project entitlements and permitting as needed for project work
  • Lead contractor selection/bid process
  • Monitor critical path project schedules
  • Oversee onsite construction progress and assist with trouble shooting as needed
  • Work closely with retail, residential, and design teams to ensure all relevant financial factors are incorporated into development decisions and strategy
  • Work with partner finance teams to incorporate financial information into master plan forecasts for review and approval by development leadership, reviewing and revising on an ongoing basis.
  • Assist in the preparation of pitch decks, memoranda, financial analysis, and other key deliverables to development leadership.
  • Ongoing review and updates of proformas, adjusting for new constraints or information, managing and compiling source materials, addressing comments/questions, and assist in guiding the direction of scenario analysis
  • Project and evaluate various strategies and alternate scenarios for the development projects by directing and building financial models in Excel and Argus
  • Develop and manage operating models for retail assets and perform detailed cash projections for development assets.
  • Conduct ongoing market research including market reports, comps, and local periodicals, providing highlights and updates for development leadership as applicable.
  • Prepare regular reports and updates on overall project status and activities for presentation to team leadership 

QUALIFICATIONS 

Education and Experience:

  • 4-7 years of experience in institutional real estate management and/or development
  • Knowledge of financial analysis, real estate proformas, joint venture structuring, and advanced Excel modeling. Argus experience strongly preferred.
  • Some commercial real estate project management and construction experience
