Senior Financial Analyst

Company Overview
Our client is a commercial real estate developer based in the Boston area. The company has acquired and developed over 125 properties comprising over 20 million square feet across a wide range of asset classes including life science, industrial, retail, office, and multi-family. This hire will join the existing Analyst to support the company’s existing portfolio and continued growth.


Position Overview
Our client is seeking a candidate with 3+ years of real estate finance/investment analysis experience to join their team. The Senior Financial Analyst will support the acquisition of new stabilized, value-add, and development investment opportunities, as well as the development, redevelopment, disposition, and asset management of existing portfolio. This person will provide analytical support through financial modeling, due diligence, scenario analysis and management reporting. This is collaborative role, and this position will work closely with the firm’s Principals, Chief Financial Officer, Asset Managers, SVP – Acquisitions, and the other Financial Analyst on ongoing opportunities.


Responsibilities
• Acquisitions:
o Run financial models on investment opportunities utilizing Argus and Excel.
o Perform financial modeling of potential acquisitions using existing templates and building ad hoc models from scratch, including modeling cash flows for existing assets and future developments, performing scenario analyses, evaluating alternative financing and/or joint venture waterfall structures, and development of sources and uses.
o Conduct due diligence including reading leases and other legal documents, verifying financial underwriting assumptions, reviewing historical financials and reconciliations, and compiling market comparable rents and sales.
o Assist the SVP – Acquisitions in the preparation of investment overview reports and memos, and present to Senior Management.
o Participate in site visits of prospective acquisitions and assist with review of due diligence materials.


• Asset Management:
o Create and maintain real time asset-level and portfolio-level cash flow projections in Excel and Argus, and pro formas for development, re-development, and operating assets. Responsibilities include updating leasing, operating, capital expenditure and capital structures, as well as analyzing pro forma leasing and capital structure scenarios and the impact on investors and lenders.
o Create and maintain monthly and quarterly fund and asset-level reports for internal management and external investors.
o Monitor debt service compliance covenants and ensure compliance of reporting covenants and requirements.
o Update and manage property and leasing transaction database.
o Analyze and assess leasing proposals to assist Asset Managers in efficiently evaluating deals.


Qualifications
• 3-5 years’ experience in commercial real estate, investment banking, private equity, or commercial lending/brokerage.
• BS in Finance and/or accounting preferred.
• Advanced quantitative and financial modeling skills.
• Proficiency in Microsoft Office, especially Excel and PowerPoint.
• Knowledge of ARGUS and Yardi preferred.
• Ability to manage and prioritize various projects and responsibilities under tight deadlines.
• Detail oriented and accurate.
• Excellent analytical, problem solving, and organization skills.
• Self-starter with the ability to work well independently (although please note this is not a remote or hybrid role).
