Position Summary:

As a Senior Construction Manager with our client on the South Station project, the MEP Construction Manager will work side by side with our client’s Project Executive, the company’s VP - Construction and the Design Manager, acting as the Owner’s representative to oversee and administer all activities associated with the construction of the Core and Shell MEP Trades. The MEP Trades Construction Manager will provide the Project Executive and the VP - Construction with updates on the status of construction and design issues that impact the project schedule and budget requirements.

Essential Functions:

  • Oversee construction activities of multiple MEP trades
  • Manage the administration of General Contractor and subcontractor contracts
  • Monitor and inspect the General Contractor’s and subcontractor’s work as it relates to budget, schedule, and compliance with the contract documents
  • Manage the administration of the General Contractor’s and subcontractor’s progress payments
  • Review working drawings and specifications to confirm compliance of installed work
  • Solve problems and remedy errors
  • Recognize that industry norms are not always right
  • Encourage a safe working environment
  • Demonstrate a thorough understanding of the Boston Inspection Services Division permitting and permit approval processes
  • Manage the construction budget through effective management of project cost exposures and the distribution of contingency expenditures
  • Manage the administration of change order procedures and contractor progress payments
  • Manage the preparation and monitoring of cost estimates, budget updates and change order reports
  • Manage the control of project documentation and historical data regarding MEP Trade construction
  • Manage the development and administration of project punch lists
  • Consult with the Project’s architects/engineers
  • Manage design changes to meet available budget resources
  • Manage the administration of the consultant contracts
  • Assist Owner and/or tenants in space planning, budget preparation, material selection, cost estimating, construction contracts and cost monitoring

Qualifications:

  • Demonstrate a fluency and successful application of general construction processes, including a working knowledge of architectural and exterior envelope systems
  • Interpret the intent of contract documents and mediate disputes as needed
  • Analyze and interpret various types of data to draw conclusions and solve problems
  • Interact with employees, visitors and contractors with poise and diplomacy.
  • Cultivate a team environment – internally and externally with the architects, consultants, General Contractor, and subcontractors
  • Make informed decisions, considering the input from team members, consultant architects and contractors
  • Take responsibility for meeting deadlines and budgets
  • Identify risk areas before they happen
  • Maintain a calm demeanor in emergencies
  • Compose business letters, expositions, summaries, and reports, using proper format, punctuation, grammar, diction, and style
  • Speak before an audience with confidence, using appropriate communication skills/style
  • Demonstrate strong initiative
  • Establish and maintain a cooperative working atmosphere among staff and contractors
  • Exchange ideas, information, and opinions with others to formulate policies and programs and/or arrive jointly at decisions, conclusions, or solutions
  • Perform numerical and financial calculations including calculating surfaces, volumes, weights, and measures
  • Demonstrate proficiency in Microsoft Office software
  • Fifteen years of relevant owner representative or general contractor construction related experience with seven of the years being in a management role

Educational Requirements:

  • Bachelor’s degree, preferably in construction science, engineering, or related field
