Senior Property Manager

Company Overview:
Our client is a leading New England-based commercial real estate developer and operator. Since its acquisition 30 years ago the firm has acquired and developed over 130 projects totaling more than 20 million square feet of life science, industrial/distribution, and retail assets.


Position Overview:
The Commercial Senior Property Manager is part of a team responsible for the oversight of over 3M sqft of commercial and industrial real estate assets in New England. This role reports to the SVP of Property Management and will be responsible for maintaining all portfolio assets at peak operating performance while also focusing on cost savings opportunities. This role requires hands on facilities and operations management experience, as this person will be responsible for day-to-day property management operations.


Responsibilities:
• Provide building oversight and conduct property tours to verify that property standards are maintained on a regular basis.
• Provide oversite and management of the facilities team who are responsible for asset preventive maintenance throughout the portfolio.
• Adhere to standard operating procedures to ensure the in-place processes and all risk management guidelines are carried out.
• Negotiate, implement, and manage vendor contracts, including bidding, selection, insurance compliance, and contract oversight.
• Coordinate and communicate with Construction Management division on capital improvement projects, base building construction work or work directly contracted with tenant (self-performed) and work accomplished by WCM for tenants.
• Assist with preparation of financial reporting, including budgets, asset description reports, variance reports, property information sheets, and all other financial obligations for the properties.
• Review and approve invoices and expenditures to be in line with approved operational and capital budgets.
• Monitor annual budgets and A/R for assigned properties.
• Manage utility billing and timely reporting of tenant utility consumption.
• Assist the Asset Manager in the negotiations of lease renewals to maintain and constantly improve tenant retention.
• Work with tenant base to communicate terms of services; coordinate tenant events; provide complaint resolution; handle move in/move out requests.
• Work with lease administration to ensure accuracy of rent rolls, building and tenant square footage; maintain updated floor plans; and review draft leases to ensure building specification accuracy.
• Support and facilitate marketing/lease showings, property audits/lender and investor walk-throughs.
• Utilize industry benchmarks given by others to support property decisions and achieve operational goals.
• Interface with ownership, executive staff, and other operating departments to ensure effective, timely and efficient operations.
• Interact with the Asset Manager to ensure the portfolio buildings are maintained in accordance with the approved operating plan and budgets.


Qualifications:
• Bachelor's degree (B. S.) from four-year College or university, preferably in Finance/Real Estate/Civil Engineering/ Building Sciences.
• Minimum 8 years of significant experience in commercial property management or real estate development (preferably with retail, office, industrial and R&D buildings).
• High proficiency in MS Word, Excel, Outlook, including an ability to quickly learn specific property management/accounting software (Yardi, Building Engines, etc.)
• Excellent verbal and written communication skills.
• Strong organizational skills - requires ability to prioritize and manage responsibilities across multiple properties with various internal and external constituents.
• Strong team orientation with excellent interpersonal skills such as that he/she deals successfully with personnel on all levels in the organization and relates well to contacts outside the organization.
• Strong work ethic, attention to detail and ownership “type” qualities.
• Ability to work in a fast-paced, self-directed, corporate environment, with a strong desire to learn and succeed.
• Manages competing demands and can deal with frequent change, delays, or unexpected events.
• Must possess strength in conflict management and strategic planning.
