Company Overview:
Our client is a global commercial real estate developer. The company serves users of and investors in office, industrial/logistics, healthcare, life science, data center and mixed-use projects, as well as multi-family residential through its operating subsidiary.

Position Overview:
The Senior Vice President role is responsible for Multi-Family development and investment activities. The role is accountable for the sourcing, underwriting, and field execution of transactions, including site selection, securing entitlements and approvals, budgeting, design, crafting and implementing project business plans, capitalizing and monetizing of projects, usually under direction of principal-level colleague and in conjunction with development management professionals. The role will be responsible for building out and leading the team necessary to meet the Business Unit’s goals and objectives.

Responsibilities:
• Manage Market Relationships: Develop relationships with, and regularly connect with other market participants (investors, brokers, tenants, lenders, engineers, appraisers, etc.) to maintain current knowledge of market conditions and opportunities.
• Source: Identify and gain control of new development and build-to-suit development opportunities. Create and implement product-specific business plans.
• Shape: Manage predevelopment process to include due diligence, entitlements, risk mitigation, and overall deal viability. Be accountable for assumptions in the development underwriting.
• Capitalize Deals: Negotiate and secure deal terms from a variety of debt and equity sources for purposes of resolving optimal capital structure. Engage with capital partners on day-to-day communications regarding project progress.
• Present: Create investment packages and present and lead projects through internal Investment Committee process.
• Execute: Manage the planning, organization, and controls for a major project(s), functional area, or department. Determine project execution, operating budgets, including hiring of project leasing and property management teams, negotiating major leases, supervising other team members' negotiations, managing acquisition and disposition of assets and other related activities. Lease-up, stabilize, and monetize deals.
• Update: Regularly review all the company proprietary asset management system (ELITE) information on assigned projects to ensure completeness and accuracy of data.
• Lead Teams: May supervise a mix of direct and matrix reports. Recommend recruitment, selection, promotion, advancement, corrective action, and termination of direct reports to next level management for approval. Monitor appropriate staffing levels and report on utilization and deployment of human resources. Leads and supports staff in areas of staffing, selection, training, development, coaching, mentoring, measuring, appraising and rewarding performance and retention. Lead by example and model behaviors that are consistent with the firm’s values.
• Relationship Management: Develop and maintain successful relationships with clients, partners, consultants, architects, contractors, and brokers. Active involvement in the community and industry organizations.
• Negotiate: Support deal document redlining, tracking and completion for term sheets, purchase and sale agreements, loan documents, and lease agreements. Maintain engage with external clients and internal business units, ensuring fast response time for all prospective investments, tenants, and potential third-party sponsor.
• Work Environment and Travel: Role is primarily in office with expected travel to job sites within the region.

Qualifications:
To perform this job successfully, an individual is to perform each crucial duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.
• Education: Bachelor's degree in business, engineering, or architecture from an appropriate 4-year college program. Law degree, MBA, or other relevant graduate degree preferred.
• Industry Experience: Typically at least 10 years experience in commercial real estate with strong land sourcing, financial, and leasing abilities. Should have a proven track record to lead profitable development projects. Experience developing Multi-Family product in Boston preferred.
• Negotiating Skills: Demonstrated track record of successful negotiation with key partners, including employees, top management, investors, lenders, sellers, tenants, public and private collaborators, and community groups, to take desired action.
• Management Experience: Demonstrated capability of leading multiple individuals on teams and developing and implementing business strategy. Experience following procedures, company policies and business practices. Requires high level analytical and quantitative skills with proven experience in developing strategic solutions.
• Financial Knowledge: Demonstrated understanding of financial and real estate terms and principles. Ability to calculate intermediate figures such as percentages, discounts, present value, internal rates of return, and/or commissions. Ability to analyze financial statements from outside sources.
• Problem Solving Skills: Ability to comprehend, analyze, and interpret business documents and financial analysis. Ability to solve problems and move projects forward in complex, ambiguous situations. Ability to prioritize activities to best support the company’s business.
