Senior Vice President/Managing Director Debt Originations West Coast

JOB DESCRIPTION

Company Overview:
Our client is a Chicago-based investment firm that targets domestic core-plus to value-add real estate opportunities via commingled funds, separate accounts, and joint venture structures. Since 1996, the firm has sponsored more than 15 real estate equity and debt investment programs and completed 582 real estate equity and debt transactions on behalf of investors, representing $5.6 billion in equity capital commitments and nearly $14.3 billion in gross investment value. In credit, the firm has originated 158 loans to date aggregating more than $2 billion in commitments.

Position Overview:
The Senior Vice President/Managing Director Debt Originations will drive West Coast real estate debt investment opportunities across various asset classes and property types, including multifamily, student housing, mixed use, industrial and hotels. A competitive candidate will have relationships in various markets, enabling to build upon a pre-existing book of business. The ideal candidate will have strong relationships with brokers and borrowers who transact on mezzanine debt and preferred equity investments nationwide.

Job Responsibilities:
Loan Origination
• Direct loan origination responsibility for the credit strategies, with primary focus on direct origination coverage of the West Coast (CA, NV, OR, AZ, and WA) from a West Coast-based satellite office.
• Investing on behalf of the firm, a discretionary mezzanine debt fund and continuation of the firm’s credit fund series in subordinate debt. Mezz VI is targeting to deploy over $500 million including co-investment capital over a two-plus year investment period. Senior credit investment professionals target $75 to $100 million in origination per annum; also in research and development on a senior, middle-market, balance sheet lending program
• Direct calling/origination for sponsors/borrowers, including past clients, advisors/mortgage brokers, and regional institutional lenders/banks/insurance companies based on the West Coast.
• Credit product focus is currently on subordinate lending but anticipated to expand into senior insurance company balance sheet lending, senior bridge lending, and senior and construction whole loans.
• Support capital raising efforts on behalf of the Debt Platform, directly facing clients; participating in client meetings; providing capital raise due diligence efforts.
• Attend and participate in all Investment Committee meetings.

Asset Management
• The firm’s debt team operates as “cradle-to-grave;” each loan officer serves as asset manager for loans originated.
• Oversee and continuously monitor loans, loan covenants, property financials, rate caps, etc. Visit portfolio properties to examine and track borrower’s execution of business plan. Actively engage
with borrowers and stakeholders to protect positions and drive value on watch list and work out situations. • Responsible for quarterly asset management review/reporting; work closely with portfolio manager to prepare investor reporting deliverables and respond to investor requests.
• Proactively identify or work with team members that have identified, transaction weaknesses and issues. Be a resource in mitigating risks and working to resolve deal issues with internal and external stakeholders.

Other Responsibilities
• Assist the capital markets team on capital formation initiatives including co-investment, follow-on fund series (i.e., Mezz VI), and new product type vehicles (i.e., senior insurance company balance sheet lending).
• Mentorship/training of junior professionals.

Requirements:
• Bachelor’s degree &Masters in Finance or Real Estate or MBA preferred.
• Ten-plus years of directly applicable employment tenure with reputable commercial real estate private equity or credit-oriented firms including banks or insurance companies.
• Previous experience in commercial real estate lending activities including loan origination, negotiation of loan terms and documentation, valuation analysis, credit structuring, due diligence, risk analysis, borrower review, and loan monitoring/asset management.
• Direct transaction experience successfully sourcing, closing, and executing commercial real estate loans.
• Prior experience in subordinated debt ideal.
• Self-motivated, strong team player capable of managing multiple transactions/projects/responsibilities effectively.
• Excellent analytic, writing, and communication skills.
• Aptitude for organizing, prioritizing, and managing multiple priorities, using critical thinking and problem solving.
• Demonstrated multi-modal communication style that reaches every stakeholder, specifically excellent verbal, and written communications.
