COMPANY OVERVIEW:
Our client is a Boston based, entrepreneurial real estate investment manager focused on acquiring and managing high quality industrial assets. Founded in 2014, this rapidly growing firm boasts a localized and varied investment strategy; their principals offer over 35 years of commercial real estate expertise having represented over $3.5 billion in total transactions. In late 2019, the firm partnered with one of the top private equity real estate firms nationally to execute a strategy of high quality, infill industrial properties. This partnership has closed and/or has under contract more than 30 transactions totaling over 5 million square feet and has been one of the most active industrial buyers in the Boston MSA. Over the past 18 months our client has successfully deployed over $800 million of capital, and the joint venture plans to continue to grow its portfolio throughout New England, the Tri-State area and the Mid-Atlantic.
POSITION SUMMARY:
Our client is seeking a Vice President, Acquisitions to serve as a market lead throughout the Tri-State Area. The role will be focused on leading the day-to-day acquisition and development efforts in the region. The ideal candidate will have seven plus years of acquisitions experience across national and/or regional industrial markets. This position will sit in Greater New York and will cover Tri-State through Mid-Atlantic markets. This position will report directly to the firm’s Managing Principals and will collaborate with joint venture partners regularly.
KEY RESPONSIBILITIES:
• Collaborate with principals, investment team and JV Partners to create a competitive and forward-looking industrial aggregation and execution strategy
• Lead sourcing for acquisition opportunities through direct relationships in market and brokerage community
• Drive the regional/national investment brand; travel to help evaluate entity level acquisitions and development opportunities
• Ensure investment returns and strategy are being realized, including determining, tracking and reporting on appropriate metrics for measuring financial productivity and success
• Professionally and ethically serve as a representative and fiduciary for our client
• Manage relationships with brokers and owners; source, underwrite and oversee diligence on new acquisitions
• Negotiate PSAs, broker agreements, financings, ground leases, etc.
• Tour markets and properties, conduct research on market conditions and analyze market data
• Assist with investment committee packages and present investment opportunities
• Manage relationships with external Asset, Development and Property Management teams to perform due diligence on investments
• Work closely with internal team to hire third-party consultants
• Assist in transition of assets to third-party management teams
• Preferred understanding of local and state entitlement pathways and be able to assess entitlement risk for ground-up and change of use to industrial development projects
QUALIFICATIONS & SKILLS:
• B.A./B.S. required; advanced degree to include M.S./M.B.A. a plus
• 7+ years of experience networking, sourcing and underwriting industrial (and value add commercial) acquisition opportunities
• Demonstrated ability to originate and close complex real estate transactions within the Mid-Atlantic territory with extensive experience in the industrial sector, operational experience a plus
• Exceptional ability to oversee/collaborate on deal modeling in Excel and ARGUS
• Ability to assemble and lead successful teams both internally and externally as needed
• Experience working with joint venture partners and various investment structures along with related governing documents
• Strong quantitative skills and proficiency in Microsoft Excel and Microsoft Office – Argus would be a plus
• Excellent interpersonal, verbal, and written communication skills
• Self-starter with the ability to learn quickly, work both independently and as a team member, and to prioritize and handle multiple tasks simultaneously in an organized and efficient manner
• This position will require travel throughout the respective region
