Senior Construction Project Manager

Essential Duties and Responsibilities:

  • Leads pre-construction efforts on assigned New Construction and Rehabilitation projects including (1) performing due diligence walk throughs of prospective buildings/properties the company is considering purchasing, (2) creation of budgets and estimates for new construction and rehabilitation projects (3) identification, onboarding, and managing design team and contractors as necessary (4) attending pre-construction meetings and advising on constructability, logistics, cost, and schedule items (5) identifying and managing the permitting process (6) identify long lead items and establish a procurement strategy (7) establish overall project schedule including design, permitting, and construction.
  • Oversee due diligence process on new acquisitions.
  • Work with investment, acquisitions, and asset management teams to formulate recommendations to the investment committee based on due diligence process.
  • Work with Managing Director to continuously refine and improve the preconstruction/due diligence process for New Construction and Rehabilitation projects.
  • Leads and manage project managers, project engineers, field management, sub- contractors, administrative assistants and other field staff assigned to the project, providing strategic direction and support.
  • Prepares and directs overall construction project schedule and ensures contractors adhere to and are in compliance. Reviews schedules prepared by the contractor and verifies that construction deadlines/milestones are achieved and monitor punch list work to completion.
  • Estimate, monitor and forecast costs for assigned projects and participate in the preparation of monthly cost forecast reports in conjunction with the Managing Director as appropriate.
  • Reviews and negotiates change proposals from contractors and/or subcontractors. Prepares or overviews the preparation of the change proposals to the Owner. Monitors progress of design to ensure construction documents are complete to allow timely start of the construction and continuity of work.
  • Conducts weekly site meetings attended by contractors, other project managers and field managers. Ensure accurate minutes are kept and issued in a timely manner. Coordinates and directs, as needed, efforts of the project support team- scheduling, design and safety.

  • 15+ years of direct management of construction projects with particular knowledge of preconstruction and Construction Management of residential buildings.
