Development Manager

JOB DESCRIPTION

POSITION OVERVIEW:

The Development Manager will be based in Boston and will report to the Regional Director, Development and Construction in Boston.  The Manager will work on all aspects of development projects including financial analyses, design, entitlement, government approvals and construction on projects located in New England, Raleigh, NC, Charleston, South Carolina, and other geographic areas as needed. The Manager will also manage general corporate analysis, quarterly reporting and investment committee presentations for the development and construction group as required. 

ESSENTIAL JOB FUNCTIONS

  • Work in collaboration with the Development and Construction team on each project and manage the pro-forma analysis as well the development budgets for each project.
  • Develop pro-forma and analyze/underwrite potential acquisitions
  • Work closely with the acquisition’s analyst on the procurement of equity and debt for development projects.
  • Prepare internal reports, project trackers, financial forecasts, and development updates.
  • Maintain keen understanding of economic activity in target markets by tracking market fundamentals and actively participating in industry organizations
  • Represent project ownership on daily activities including jobsite visits, OAC meetings, reviewing change orders and preparing project reports
  • Manage team of consultants and contractors with limited oversight, maintain responsibility for schedule, project budget and overall performance
  • Review and maintain compliance with legal transactional and permitting documents
  • Develop and maintain positive, cooperative, team-oriented relationships with co-workers, supervisors, managers, clients and other as required for the job. 

MINIMUM QUALIFICATIONS REQUIRED:

  • Minimum 3-5 years of related work experience in ground-up development and/or major redevelopment for multiple project types (from the principal side) in analyzing and managing development deals.
  • Any combination of education, training and experience which provides the required knowledge, skills, and abilities to perform the essential functions of the job. 

KNOWLEDGE AND SKILLS:

Knowledge of:

  • Advanced proficiency with Microsoft Excel, Word and Power Point     
  • Pro forma analysis, development underwriting, knowledge of the design/development process.
  • Budget, contract administration, monthly reporting for debt and equity partners.
