Our client is a vertically integrated real estate investment, development, construction and asset management firm that has spent over three decades creating some of the region’s most successful projects, spanning mixed use, residential, industrial, and life science. Through over 300 projects, our client has worked collaboratively to create value for investors and to enhance the communities in which it builds.

Position Overview:
Our client is looking for a Development Project Manager to lead all phases of complex development projects in the Greater New England marketplace. The Development Project Manager is responsible for all day-to-day activities of a project throughout the real estate cycle, including, but not limited to, assisting acquisitions in initial project due diligence, managing the permitting/regulatory process, design coordination, financing, construction oversight, and community outreach. PMs are typically managing multiple projects at once. The firm is unique in its pursuit and active development of all asset types including residential, office/life science, retail, senior housing, hotel, and industrial projects.

Responsibilities:
As Development Project Manager, your primary responsibilities include but are not limited to:

Analytic
• Assist in the origination, underwriting and due diligence of acquisition and investment transactions.
• Manage complex acquisition and development models for large-scale mixed-use projects.
• Collect and evaluate project data, including construction cash flow requirements, operating income, and expense projections for project proformas.
• Maintain project budgets and schedules and report on variances.
• Prepare reports for Principals on development progress and critical decision points.

Financing, Permitting & Marketing
• Support the origination and maintenance of debt and equity relationships.
• Lead community meetings and outreach initiatives.
• Work in conjunction with Principals on consistent communication with communities and submittals to governmental jurisdictions for entitlement and zoning related matters.
• Develop and implement a strategic business plan for the project, including a complementary and creative marketing strategy, a detailed budget and capitalization, etc.
• Assist in management of portfolio assets and interact with venture partners regarding specific project issues.

Design, Construction & Leasing
• Actively engage an expansive consultant and construction team in the comprehensive visioning, design, and implementation of large-scale ground up developments.
• Provide day-to-day management, technical direction, supervision, and coordination of construction activities.
• Support the leasing team throughout the development process to secure new and support existing tenants.
• Interface with permit plan reviewers and municipal inspectors as required to keep the project on schedule and in good standing.

Qualifications:
• 7-10 years of experience in real estate development.
• Self-motivated, independent thinker that can effectively participate in a team-oriented work environment.
• Clear and effective communication and negotiating skills.
• Strong financial analysis skills.
• Bachelor’s degree required; advanced degree preferred.
• Proficiency in Windows based environment.
