Capital Asset Manager

JOB DESCRIPTION

Company Overview

Our client is a leading national healthcare REIT with over $20 billion of owned real estate concentrated on lab and outpatient medical assets. An innovative company at the forefront of providing premium real estate to the dynamic healthcare industry, the firm is committed to delivering value to our shareholders, customers and employees.
The firm is looking to add a Capital Asset Manager to drive the capital project strategy and execution across a portfolio more than 20 assets over 3 million square feet within the northeast region including New England.

Position Responsibilities

Responsibilities include but are not limited to:

Technical expertise

  • Provide technical support to the Asset Management team
  • Conduct property condition assessments on a regular schedule for portfolio properties and during due diligence as needed
  • Provide project management oversight and act as owner’s representative to ensure capital is deployed as effectively as possible while maximizing company benefit
    • Provide regular project updates
    • Review and verify draw process on monthly basis
    • Manage project execution
    • Focus in on-site building systems, tenant improvements and regular way capital investments
    • Evaluate and identify opportunities to improve asset value through reducing utility consumption or otherwise reducing operating expenses
    • Provide technical expertise and assistance to Asset Management and portfolio operators in review and in response to third party inspections and reports
    • Responsible for the development and execution of portfolio capital strategy
    • Ensure technical capability of portfolio increases through vendor partnerships and training

Project management and cost analysis

  • Participate in capital project reviews including scoping, design review, cost analysis, etc.

Budgeting and Forecasting

  • Participate in preparation of annual capital budgets, tracking of monthly capital spend, and monthly capital forecasting by coordinating and communicating closely with Asset Management and external operators
  • Responsible for tracking year to date progress of capital spend

Communication

  • Provide support for emergency communications and tracking material incidents and status of owned properties during natural disasters
  • Communicate with Asset Management team and operators on an ongoing basis
  • Oversee and provide guidance to third party providers
  • Lead preparation and emergency response to all portfolio emergencies including natural disasters
  • Ability to solve problems and come up with innovative solutions
  • Drive process improvement
  • Lead portfolio sustainability plans and execution
  • Involvement in special initiatives requiring presentations to key stakeholders
  • Collaborate with leasing and asset management on portfolio strategy
  • Work with hospital systems and other partners to ensure common goals are reached
  • Reviewing contracts and providing input for legal review

Position Requirements:

  • Bachelor’s Degree in Mechanical, Electrical, Civil Engineering, Construction Management or Architectural preferred
  • At least 4 years of work experience in mechanical engineering, building design, construction management, project management, architecture field or closely related facility management environment
  • Experience in capital planning and cost estimating
  • Superior verbal and written communication skills, strong interpersonal skills
  • Staff management experience a plus
  • Ability to work efficiently remotely and communicate effectively while traveling; ability to work well independently and in team/group environments
  • Strong research skills and ability to source a solution/option quickly when presented with a challenge
  • Adept at managing multiple priorities and tasks concurrently with limited oversight
  • Advanced Excel skills and working knowledge of Microsoft Office Suite - Word, PowerPoint, Outlook and Visio required
  • Strong analytical and problem-solving skills with the ability to work in a fast paced, high-volume environment
  • Demonstrate excellent organizational skills and attention to detail
  • Demonstrate an understanding of finance and real estate concepts
  • Ability to safely climb and descend vertical ladders, navigate difficult terrain and tight spaces such as attics, building rooftops, or crawl spaces if deemed safe and necessary, and walk 5-10 miles per day without issue
  • The position requires 25% or more travel depending on project activity within portfolio
