Company Overview:
Our client is a vertically integrated private equity real estate firm with a strong history of successful real estate investment across asset classes and market cycles. The firm is based in Boston, with regional offices in Metro New York and Metro Washington D.C. The firm is currently focused on acquisition and development opportunities along the East Coast between Boston and Atlanta.
Position Overview:
The Managing Director, Investments will be based in Northern New Jersey and will be responsible for sourcing direct on-and-off market acquisition opportunities and establishing programmatic joint-venture relationships in the industrial and multifamily sectors. The geographic focus is the Tri-state Metro area (CT, NJ, & NY including Long Island) and Metro Philadelphia including Southern New Jersey. The candidate will have leadership responsibility for all new investments in the region and work closely with the firm’s Chief Investment Officer on investment strategy.
Responsibilities:
- Sourcing potential acquisition opportunities, both fully marketed and off-market.
- Specific investment targets include: light-industrial, ground-up industrial development sites, industrial outdoor storage, and multifamily development (either as an LP or utilizing MP’s in-house multifamily development team).
- Interfacing with Senior Management regarding market conditions, investment strategies, and deal-related challenges.
- Provide leadership to existing Metro NY investment team members and Asset Management personnel to ensure institutional level of work product and risk management.
- Network (brokers and owners), source, and underwrite new acquisitions
- Negotiate Purchase Contracts, broker agreements, financings, ground leases, etc.
- Tour markets and properties, research market conditions, analyze market data.
- Oversee and participate in the creation of investment committee memorandum for investment opportunities.
- Lead and work with Asset and Property Management team to perform due diligence on acquisitions
- Work closely with internal team to hire third-party consultants
- Assist in transition of new assets to property and asset management team
- Participate with the company-wide investment team on investment strategy and regularly report on the Metro NY-Philadelphia markets.
- Possess an understanding of local and state entitlement pathways and be able to assess entitlement risk for ground-up development opportunities.
Qualifications:
- 10-15 years of transactional experience in the NY metro market with a particular emphasis on NJ in both multifamily and industrial.
- Deal structuring, proven track record in negotiating loan and joint venture documents.
- Strong quantitative background and proficiency in Argus, Microsoft Excel and Microsoft Office are required.
- Excellent interpersonal, verbal, and written communication skills
- Self-starter with the ability to work both independently and as a team member, and to prioritize and handle multiple tasks simultaneously in an organized and efficient manner
- This position will require travel throughout the tri-state area with a special/primary focus on New Jersey (north, central and southern) and metro Philadelphia with a lesser focus on Long Island, Westchester and Fairfield Counties
