Company Overview:
Our client is a Boston-based retail real estate advisory and investment firm. The team’s work sits at the intersection of retail strategy, merchandising, placemaking, planning, branding, and deal execution. The firm works with owners and retailers to think deeply about what belongs in a place, why it belongs there, and how the right mix of businesses can create long-term value for a property and the surrounding community.
Position Description:
The company is adding a Retail Leasing Broker to its team. This person will work closely with senior leadership on active listings while also working to develop their own relationships, market knowledge, point of view, and book of business.
The work is hands-on and varied. On any given day, you might be walking a neighborhood looking for emerging concepts, researching a retailer entering the Boston market, touring a restaurateur through a space, helping develop a merchandising strategy for a client, preparing an LOI, or helping move a complicated deal toward completion.
The team values curiosity, hustle, creativity, judgment, and follow-through more than a traditional brokerage pedigree.
Primary Responsibilities:
Know the Market
Become deeply knowledgeable about the trends shaping Greater Boston and the broader retail landscape.
- Regularly walk and canvas retail districts to understand vacancies, tenant movement, emerging concepts, rents, development activity, and changing consumer patterns.
- Identify local, regional, and national retailers and restaurateurs that could be a fit for active assignments.
- Track new concepts, expansions, closures, market entries, and broader shifts in retail and hospitality.
- Build relationships throughout the retail ecosystem—including operators, brokers, owners, developers, architects, contractors, and other industry partners.
- Bring observations and ideas back to the team rather than simply reporting data.
Find the Right Tenants
The job isn't simply to fill space. It is to help determine who should be there.
- Work with the team to develop tenant targets and merchandising strategies for landlord clients.
- Conduct thoughtful, persistent outreach to local entrepreneurs, regional operators, national brands, brokers, and other prospective tenants.
- Develop creative ways to identify and reach concepts that may not be actively looking for space.
- Respond to inbound inquiries and help evaluate prospective tenants for both economic viability and fit.
- Participate in tenant-representation assignments and help retailers understand markets, neighborhoods, sites, and opportunities.
Tell the Story
Great leasing requires being able to explain why a place matters.
- Help develop compelling property narratives, pitches, presentations, outreach campaigns, and leasing materials.
- Work closely with the in-house creative team on marketing and positioning assignments.
- Conduct property and neighborhood tours with prospective tenants and cooperating brokers.
- Learn to communicate the opportunity behind a property—not simply its square footage, rent, and availability.
Make Deals Happen
- Participate in negotiations and assist with preparation of LOIs, proposals, and deal terms.
- Work directly with landlords, tenants, brokers, architects, contractors, asset managers, attorneys, and other partners to keep transactions moving.
- Develop an understanding of the physical, operational, financial, and legal issues that affect retail deals.
- Maintain disciplined follow-up and communication throughout the leasing process.
- Take increasing ownership of transactions as experience and judgment develop.
Help Build the Practice
- Help improve how the team tracks prospects, relationships, assignments, and market intelligence.
- Work with the Leasing Operations Manager to maintain the CRM and other leasing systems.
- Assist with onboarding new assignments and clients.
- Participate in industry and community events to help expand the company’s network and presence.
- Contribute ideas about how we can make our work—and the firm—better.
Qualifications:
- At least two years of relevant experience in commercial real estate, retail, hospitality, sales, account management, development, or another relationship-driven business.
- An active Massachusetts Real Estate Salesperson License, or the ability to obtain one promptly.
- Excellent written and verbal communication skills.
- Strong interpersonal instincts and an ability to build authentic relationships.
- Intellectual curiosity about retail, restaurants, cities, neighborhoods, development, design, and consumer behavior.
- Comfort reaching out to people you don't know and persistence when the first answer is no—or there is no answer at all.
- Strong organizational skills and an ability to manage multiple assignments and relationships simultaneously.
- Sound judgment and attention to detail.
- Comfort using Google Workspace, Microsoft Office, commercial real estate databases, CRM tools, and generative AI.
- A willingness to spend meaningful time out in the market, not just behind a desk.
Salary:
- Compensation will be based on experience and include base salary, bonus, and benefits.
