JOB DESCRIPTION

Company Overview:
Our client is a privately held real estate development and investment firm headquartered in New York City. The firm manages a multi-billion-dollar portfolio of commercial, residential, and hospitality assets across North America, the United Kingdom, and Europe. Acting as the exclusive development, advisory, and management platform the company oversees more than 10 million square feet of real estate, including over 100 properties and 2,500 hotel rooms.

Its portfolio includes some of New York City’s most distinctive and valuable assets, including the award-winning No mad Tower, 120 Park Avenue, 875 Third Avenue, and luxury residential landmarks such as 15 Central Park West, 520 Park Avenue, and 18 Gramercy Park.

Role Overview:
Our client is seeking a Vice President, Construction Management to join its Design & Construction team. Working closely with the company's Asset Management and Investments teams, this role is best suited for a construction professional with technical project knowledge, financial discipline and strong judgment on complex multi-stakeholder developments.

Reporting to both the COO and CIO, this individual will oversee a portfolio of active development and repositioning projects spanning office and residential assets, including large-scale repositioning’s and construction activity across stabilized assets such as tenant improvement and new tenant fit-out work.
This position offers meaningful exposure across the full construction lifecycle within a sophisticated, owner-driven platform.

Responsibilities:
Project Oversight & Reporting

  • Review monthly construction reports from third party developers, development managers, and the firm for accuracy and adherence to owner standards.
  • Perform budget variance analysis; flag deviations from approved budgets.
  • Maintain RFI, submittal, change order, and pay application logs across all active projects.
  • Serve as primary internal point of contact for construction, interfacing with asset management, finance, legal, design consultants, and engineers on contract compliance and milestone documentation.

Draw Management & Construction Finance

  • Review and approve monthly pay applications against schedule of values, stored materials, and lien waiver compliance; conduct site walks to independently verify work-in-place.
  • Oversee construction loan draw package process and monitor loan budget, flagging potential overruns or funding gaps ahead of draw deadlines.
  • Review and approve soft cost invoices against approved budgets.
  • Support finance with cash flow forecasting and capital deployment projections.

Development Lifecycle & Third Party Oversight

  • Own the full development life cycle from initial commitment through stabilization, overseeing all phases of construction execution, delivery, and transition across directly managed and third-party projects.
  • Serve as owner's primary construction representative on JV and capital partner deals; hold third-party developers accountable to reporting, schedule, and budget standards established at project inception.
  • Review and pressure test hard cost budgets, scopes, and fees submitted by third-party developers prior to owner approval.
  • Evaluate and approve change orders escalated by third-party developers, ensuring justification and scope alignment.
  • Attend OAC meetings across third-party-managed assets.

Schedule, Entitlement & Delivery

  • Monitor schedules across ground-up and repositioning projects; identify critical path risks, procurement delays, and milestone slippage.
  • Track entitlement and permitting timelines, ensuring alignment with project and financing schedules; assess entitlement risk as part of pre-acquisition and development vetting.
  • Coordinate TCO/CO, punch list, and closeout documentation for timely delivery and transition to asset management.
  • Evaluate the firm and developer delay claims and associated cost impacts.

Residential Operations Oversight

  • Monitor third-party residential operators for compliance with building maintenance, MEP systems, and regulatory requirements including Local Law 11 and similar obligations.
  • Proactively identify upcoming compliance obligations and ensure operators and ownership are appropriately prepared.
  • Lead construction-to-operations transition for new residential developments, coordinating between project delivery, third-party operators, and asset management to ensure readiness across building systems, compliance, staffing, and leasing.

Portfolio Analytics & Process

  • Develop and maintain construction reporting tools providing leadership visibility into budget, schedule, and risk across the pipeline.
  • Support pre-acquisition and development opportunity vetting, including construction feasibility analysis and entitlement risk assessment.
  • Partner with Asset Management and Investments on underwriting support, repositioning business plans, and portfolio planning.
  • Evaluate and implement PropTech solutions across the portfolio, including residential operations platforms, construction management software, and analytics tools (e.g., Procore, Yardi, or equivalent platforms).

Qualifications

  • 15 or more years of progressive construction management experience,
  • Expertise in office and multifamily residential assets, including TI and tenant fit-out work
  • Experience working with joint venture or capital partner structures
  • Direct experience managing third-party developers, development managers, and property managers
  • Meaningful time on the owner, developer, or owner's representative side preferred

Education

  • Bachelor's degree in Construction Management, Civil Engineering, Architecture, Real Estate, or a related field preferred

The Ideal Candidate
The successful candidate brings deep construction expertise and is as comfortable in the weeds of a draw review or site walk as they are presenting to a JV partner or senior leadership. This is a highly external-facing role demanding clear communication across the firm, developers, design consultants, and capital partners, with the ability to synthesize complex information and move it to the right people at the right time. S/he will bring:

  • Strong analytical capabilities; ability to evaluate budgets, schedules, and risk with an owner's eye across multiple active projects.
  • Demonstrated experience managing third-party developers, the firm, and external consultants with accountability.
  • Sound judgment in prioritizing issues and communicating with clarity
  • A collaborative approach with the instinct to partner effectively across Asset Management, Investments, and Finance.
