Keller Augusta is Embracing “Y’all Street” with Dallas Office Expansion

If you’re a part of the commercial real estate sector, you’ve probably heard or read about what’s going on in the Dallas market.

Dallas’ very own Wall Street — dubbed “Y’all Street” — has formed with the launch of the Texas Stock Exchange (TXSE), which officially began trading a full symbol list on July 31. The city’s office market is heating up alongside the opening of the exchange as Dallas-Fort Worth has morphed into a financial powerhouse. 

Office-using employment in Dallas continues to accelerate. Major banks and financial services firms are expanding or establishing roots in the city with large hubs to house thousands of workers, adding to already strong employment numbers that outperform national trends. Goldman Sachs is currently building a brand new 800,000-square-foot office campus in the city that will allow it to expand its workforce there to more than 5,000 people. Goldman tapped local nous to construct the property, partnering with Hunt Realty Investments and Ross Perot, Jr. 's development firm Hillwood Urban. And on Sept. 28, Morgan Stanley announced that it chose Dallas for its new $1.2 billion regional hub. More are surely on the way. The growth has allowed for a concentration of institutional talent and set a marker for future demand. 

Keller Augusta has joined the party, opening an office in Uptown Dallas to help shepherd the talent driving the expansion of the city’s CRE sector and aid companies in their efforts to bolster their ranks. Why Uptown Dallas?

Uptown is the epicenter of Dallas-Fort Worth's CRE and financial services activity, driven by institutional financial firms. Its leasing and construction momentum is remarkable: 

  • Uptown and Turtle Creek  are dominating the office market with absorption and new construction activity. In the second quarter, there was 1.3 million square feet of new office construction activity, more than double the next closest submarkets, Preston Center (567,131 square feet) and Far North Dallas (451,036 square feet), according to CBRE data.
  • Uptown recorded the highest positive leasing activity in the second quarter of any local submarket with 204,000 square feet, per CBRE. 
  • Uptown rents have climbed over the last couple of years, and the submarket now commands by far one of the highest average asking rents in the city ($62.92 per sq ft), ahead of Preston Center ($60.52). The next closest is East Dallas ($42.04).
  • Uptown office demand from financial and professional services firms has continued to grow in recent years, as accounting outfits, financial institutions, and law firms have planted flags there and make up much of the CRE ecosystem.
